With over 40 years of family history selling real estate, I’ve represented out of area sellers and buyers in the St. George Utah real estate market for over 13 years. For those out of area property owners searching to gain perspective and knowledge regarding the value of their St. George property. We are ready, willing, and able to send a Comparative Market Analysis (CMA) based on recently sold comps. Ultimately, regardless of whether you list your property with us or not, we here at www.UtahMLSRealEstate.com will work diligently to assure your second home sells as fast as possible.
My family and I relocated to St. George Utah in late 2002 from the Monterey Peninsula, located on the central coast of California. Before leaving California, I sold real estate for the Mitchell Group in Carmel; specializing in Pebble Beach, Big Sur, Pacific Grove, and of course Carmel. While some may question my sanity and or logic for moving away from the central coast, in my opinion, St. George is equally as beautiful, in its own way of course. From a business perspective, I tend to focus on areas like St. George, Santa Clara, Ivins, Bloomington, Bloomington Hills and the Sunbrook area. For those buyers with a slightly elevated list of requirements: security gates, full amenities, and high-end golf course property, be sure to take a look at Entrada, Stone Cliff, Kayenta, Coral Canyon, The Ledges, and the aforementioned, but not always expensive – Sunbrook.
Allow me to be your southern Utah real estate guide…
While I know my website will be beneficial for both the out-of-area buyers, as well as the local consumer – it is my wealth of knowledge that is my client’s biggest asset. As a well-versed California/Utah realtor that’s been schooled in the importance of proper Natural Hazard Zone Disclosures (something Utah does not have), I’m more than cautious about helping to keep my client’s potential purchases located on terra firma, above any potential floodplains and away from blue clay.
Each geographical location throughout the country has its own idiosyncrasies, and St. George Utah is no different. In order to help bring potential buyers up to speed on finding and preparing to purchase the “Perfect” St. George property, it’s important to understand some of the finer nuances of preparing the offer and any necessary addendum. Negotiating acceptable terms for both parties, finding the best mortgage rates and negotiating the maddening task of moving. Helping the buyers to execute a strong, well-informed, and seamless real estate purchase contract so critical in today’s fast-paced market.
For those new to the St. George area, be sure to check out the useful community links. From these links you will be able to ascertain two things; this is a beautiful place to live, and compared to the expense of California, it’s relatively easy to have a champagne lifestyle…on a beer budget.
For those that are just “looking”… I get it. I like to keep abreast of potential investment areas from afar as well. Simply click on the “Property Search” tab to view the entire list of active MLS properties for the greater St. George area. Provided you have your own specific search criteria, I can set up an automated search which scans the MLS system every 24 hours, searching for that perfect fit. The search is then emailed to you based on a specified time period. Every 24 hours, three days, seven days, two weeks – whatever you request. The search is completely automated through the MLS system. And should any of these properties appear to fill your requirements, I would be more than happy to provide the complete multiple listing data sheet, along with any additional information about them.
