Bella Vista at Stone Mountain or Foremaster Ridge? Southern Utah Realtors will host seven open houses today for your viewing pleasure.
St. George, Utah – it is Saturday, Feb. 10, and there are seven open houses currently scheduled on the Washington County Board of Realtors MLS system. A convenient coincidence, there are two open houses scheduled for both Bella Vista at Stone Mountain and Foremaster Ridge. While Bella Vista resides within a guard gated community in Washington City, Foremaster Ridge towers over downtown St. George. Both communities offer unique views of Southern Utah, but Bella Vista at Stone Mountain is close to the Sullivan Virgin River Soccer Park and the Virgin River.
In real estate news, last week it was reported that Zillow will participate in a joint workshop on real estate competition in conjunction with the Federal Trade Commission (FTC). Held in response to a letter received by the Department Of Justice (DOJ) from Utah Republican Mike Lee, the DOJ and FTC will examine the impact of anticompetitive conduct.
DOJ Assistant Attorney General Stephen E. Boyd agreed “the time is right” to re-examine “competition dynamics” in the real estate brokerage industry, according to Inman news.
Less confusing than it sounds, the crux of the biscuit is simple: over the past 24-months several MLS providers have withdrawn their listings from nationwide real estate search portals – cutting off access to Trulia, Zillow, and other third-party providers. Scrutinized for pushing expired listings, removed from the primary MLS provider as “Active,” these third-party providers are fighting to maintain access to the data that is at the center of their profitability. Accused of being slow to remove old/expired listings, upload new listings, pushing bad data, and posting misleading advertisement – these third-party finder sites are now fighting back.
Zillow is – and has always been – a pure “finder site”: by gathering publicly available MLS data and using that to influence their potential online real estate shoppers, companies like Zillow are crushing the local Realtors. Zillow sells their generated “leads” back to interested Realtors through ad placements or referral emails. A lucrative business model, Zillow milks the local Realtors by manipulating them into paying a monthly fee in order to buy ads.
And since Zillow makes its cash off of the technological ineptitude of Realtors, the actual quality or accuracy of the MLS data is irrelevant to their bottom line. With that public service announcement given, here is your St. George open house information.
