St. George Realtors Sold 38 Properties Last Week.

St. George, Utah – Despite the heat of summer, southern Utah’s Realtors have been busy over the past seven days. Selling just over $13 million in St. George, Utah, Real Estate, Washington County Realtors witnessed a ‘Median’ sales price of  $309,533 – or $173 per square foot during the week of August 11, 2018.

But while southern Utah’s real estate inventory continues to appreciate nicely, the National Association of Realtors is reporting  the national median existing single-family home price in Q2 was $269,000. Representing a 5.3% uptick on a year-over-year basis.

Meanwhile in southern Utah the average sales price was $348,776 – or $174 per square foot – over the same time period.

Per the WCBR (Washington County Border Realtors ) and it’s FlexMLS system, Realtors sold $13,253,505 worth of single-family residential real estate over the past seven days. Of last week’s 38 sold real estate listings, 28 spent less than 30 days on the WCBR MLS (multiple listing service); 3 homes took less than 60 days close escrows (COE); 3 listings sold within 90 days; 2 took between 90 and 120 to COE, and  another 1 listing took more 121 days on the MLS to find the right buyer.

Villa Bonita to Kachina Springs, southern Utah Realtors sell 54 homes over the past seven days.

St. George, Utah – Several homes closed escrow in the subdivisions of Sun River St. George and Sun Country Meadows for the week of June 24, 2018. Selling for just under $19 Million, Washington County’s 54 sales had an ‘Average’ sales price of  $349,763 – or $166 per square foot.

And while southern Utah’s real estate inventory remains relatively anemic, the National Association of Realtors is reporting the 30-year mortgage rate fell to 4.57 percent as of last Monday.

Up on a  year-over-year basis, long-term US mortgage rates averaged 3.90 percent this time last year.

From Shadow Bluff to Sun River, southern Utah Realtors sell 57 homes over the past seven days.

St. George, Utah – Several homes closed escrow in the subdivisions of Sun River St. George,  Villas at Sienna Hills, and Sunset Plateau during the week of June 4, 2018. Sold for $20,844,740, Washington County’s 57 sales had an ‘Average’ sales price of $365,697 – or $165 per square foot.

Southern Utah’s real estate values have been increasing steadily for several years – with appreciation being rather dramatic over the past two years. But with the average rate on the 30-year fixed mortgage nearly a full percentage point higher today than it was in September 2017, the greatest appreciation has been witnessed at the low-end of the market.

Washington Fields, Meadow Valley, and Kachina Springs: 64 Listings Sold Week of May 21

A Washington Fields equestrian estate that closed escrow last Monday was the top real estate transaction in southern Utah for the week of May 21, 2018.

From Meadow Valley to Kachina Springs, Realtors on the Washington County Board successfully closed 64 single-family residential homes and/or condominiums/townhomes over the past seven days.

On the Multiple Listing Service for just 67 “Cumulative Days on Market,” the southernUtah equestrian estate was originally listed for $2,475,000 on February 16, 2018, and closed escrow on May 21, 2018, for $2,362,500.

Washington Fields, Meadow Valley, and Kachina Springs: 64 Listings Sold Week of May 21

Per the Washington County Board of Realtors (WCBR) Flex MLS statistics, a majority of last week’s successful real estate transactions closed escrow in less than a month:  32 properties sold in less than 30 days; 17 listings spent less than 60 days on the MLS; 7 properties took between 61 and 90 to close escrow, and 8 of last week’s sold real estate listings were on the MLS for more than 91 days.

Kayenta, Shonto, Entrada: Realtors Sold 72 Homes Week of May 14

Homes in Kayenta, Shonto Point and Entrada were among the top listings sold during the week of May 14, 2018.

Valued at roughly $26.9 million, of last week 72 closed escrows – two of the highest priced sales occurred in Ivins, Utah.

Washington County, Utah – As I mentioned last week, prospective real estate investors in the St. George market might typically notice a seasonal nature to home sales. Ordinarily, the quest to find the perfect home starts during the St. George Parade of Homes in mid-February and dissipates by Father’s Day (June 17). But that’s under normal conditions – and these conditions are  far from normal.

Thanks to a depleted MLS real estate inventory and threats of increased interest rates, last week’s 72 sales demonstrates our real estate market remains strong ( if not overheated) as we prepare for the lazy days of summer.

Southern Utah real estate sales – a week in review

The Washington County Board of Realtors (WCBR) Flex MLS statistics indicate a majority of last week’s successful real estate transactions closed escrow in less than a month:  42 properties sold in less than 30 days; 14 listings spent less than 60 days on the MLS; 4 took between 90 and 120 to close escrow. Leaving 8 of last week’s sold listings on the MLS for more than 121 days.

Week of May 14, 2018, sold southern Utah real estate statistics

Between May 14 – May 19, 2018, the Average List Price of a home sold in southern Utah was   $382,356, while the Average Sold Price was $374,024. Per the WCBR’s FlexMLS statistics, the Median List Price for a home sold in southern Utah last week was $329,712, and sold for an average price of $324,210. 

Two real estate transactions in Ivins, Utah dominated last week’s sales. One home in the Kayenta subdivision was listed for $1,895,000 and sold for $1,810,000 in just under 48 days while another home in Shonto Point was listed for $1,180,000 and sold for $1,130,000 in just 51 days.

And southern Utah’s most competitive housing sector, those homes with a statistical Low List Price, sold for $5,000 over their list price – for roughly $181,500.

Between April 30 – May 6, 2018, the Average List Price of a home sold in southern Utah was  $346,808 while the Average Sold Price was $343,605. Meanwhile, the FlexMLS statistics indicate the Median List Price for a home sold in southern Utah last week was  $288,000 and the Sold Price was $298,000. A competitive sector of Southern Utah’s real estate market, those homes sold within the medium price range over the past seven days had multiple offers and sold for roughly $10,000 over asking price.

Southern Utah’s MLS inventory currently has 619 single-family residential listings, classified as either a condominium/townhome or a single-family home, these MLS listings range from low $149,900 to  $4,999,000.

The top real estate sale for Washington County occurred in the Green Springs subdivision during the week of May 6th.  Located in Washington City, the home was originally listed for $1,275,000 and spent a total of 71 days on the MLS before closing escrow for $1,150,000.

Southern Utah real estate listings sold in Kayenta and Entrada topped the list of last week’s 42 closed escrows. Officially “sold” once escrow is closed, last week’s 42 real estate sales totaled more than $15 million.

St. George Utah –  By drilling down on the Flex MLS (multiple listing system) provided data, we see that 21 real estate listings spent less than 30 days on the MLS. And taking considerably longer, 7 listings closed escrow in less than 60 days, 8 took less than 90 days, and 1 took between 90 and 120 to close escrow. Leaving 5 Washington County real estate listings on the MLS for more than 121 days.

Between April 22-29, the Average List Price of a home sold in southern Utah was $369,861 while the Average Sold Price was $366,548. Meanwhile, the MLS statistics indicate the Median List Price for a home sold in southern Utah last week was $299,750 and the Sold Price was  $305,997. A sweet spot of the southern Utah real estate market, those homebuyers competing for inventory within the Median price range could find themselves in a competitive situation.

The MLS real estate inventory for Washington County currently has 474 single-family residential listings classified as either a condominium/townhome or a single-family home. Constituting approximately 3.8 months of real estate inventory, these condo/townhome and freestanding homes range from $112,000 to $3.5 million.

Representing less than four months worth of real estate inventory, these condo/townhome and freestanding properties range from $112,000 to $3.5 million. 

Kayenta, Entrada, and Eagle Summit: Realtors Closed 42 Escrows Last Week

Southern Utah’s top real estate sale occurred in the Kayenta subdivision during the week of April 21.  Located in the city of Ivins, the home was originally listed for $889,000 and spent a total of three days on the MLS. While real estate sales typically slow as we head into the summer months, the last full week of April indicates this might be hyperactive summer for sales.
