St. George Utah Open Houses – Saturday, May 16, 2015

St. George Utah – it’s Saturday morning, May 16, 2015 and there are currently five properties on the Southern Utah Open House Directory.

While Realtors, such as myself, are getting ready to hold their Open House today visitors and locals alike will be taking guided hikes, shopping for their locally grown organic produce at the St. George farmers market (held weekly), or testing their physical endurance while getting dirty in the Hurricane Mud Run.

Regardless of whether you’re planning on hiking, shopping or crawling through the mud on this fine Saturday in Southern Utah, it looks like it’s shaping up to be another beautiful day in the “Palm Springs of Utah,” – welcome to St. George.

As for me, today I will be holding open the model unit at the Pelican Hills condominium complex from 12 to 4 – located at 810 South Dixie Dr. Just down the street from the SunBrook golf course. This methodically conceived PUD (planned unit development) enjoys a tennis court, basketball court, swimming pool, workout facility, media room, and a beautifully appointed clubhouse.

St. George Utah: Athletes Prepare For The 2015 70.3 Ironman Triathlon

Kicking off tomorrow morning at the Sand Hollow Reservoir, the 2015 Ironman 70.3 triathlon will swim, bike, and run around the crimson red rock topography of southwestern Utah.

Ironman 70.3 Facts:

Held in the heart of Washington County, the Ironman 70.3 will blaze westward from the Sand Hollow Reservoir though the municipalities of Washington City and St. George Utah. This physically challenging race will include a 1.2-mile swim, a 56-mile bike race, and 13.1 mile run. Huffing and puffing their way through southern Utah’s scenic vistas & breathtaking landscapes, the athletes participating in this year’s Ironman 70.3 will no doubt come face-to-face with their own physical limitations.

  • Date: Saturday, May 2, 2015
  • Time: To be determined
  • Admission: $290.00 per participant

Helping to kick off the North American Pro championship series, the St. George event is one of the earliest Ironman triathlons held in the North American series.

Once the athletes are transported to the starting line from the parking lot at Sand Hollow, the Ironman 70.3 triathlon will start off with a pulse-quickening swim across southern Utah’s Sand Hollow Reservoir.

Needless to say, the 56-mile bike race and ensuing 13.1 mile run are two of the more challenging obstacles on the Ironman 70.3 circuit.

The St. George Ironman event is an integral part of the Regional Ironman TriClub Championship race series. In addition to member’s only special on-site events, athletes who do well could potentially end up qualifying for one of the 30 slots available for the 2015 Ironman 70.3 World Championship.

Facing extreme peaks and valleys throughout this course, athletes and spectators alike will enjoy the breathtaking views of downtown Saint George, Snow Canyon State Park and the Awe-inspiring Red Cliffs Desert Reserve.

St. George Ironman: 13.1 Mile Run

Buoying spirits and enthusiasm, the long and arduous climb out of Snow Canyon will be lined with several motivational posters from the local tri club. Hopefully helping to ease the difficulty of the physical task at hand.

St. George Utah – “Though April showers may come your way, they bring that flowers that bloom in May…” ~Al Jolson. Well, that was a good little downpour we received late Friday afternoon. So far today 8 listings have been placed on the St. George Open House Directory for your touring pleasure.

Paddle, Pastels, or Tour

While many are in town for the ‘Utah Triple Threat Race Series’ taking place out at Hurricane’s Sand Hollow reservoir today, others are eyeballing a slightly more artistic event as a means of enjoying their Saturday – attending the Kayenta Art Festival in Coyote Gulch from 10 AM to 7 PM. And still others will be out educating themselves on southern Utah’s existing real estate inventory, searching for that perfect home.

Regardless of whether you’re paddling a board, creating art, or touring Open Houses in St. George this weekend, Saturday is shaping up to be another busy day for those in Washington County.

Are You Ready For The Spring Tour de St George?

Time to roll! Those cyclists new to the southern Utah area should understand that the Spring Tour de St George is one of the premier cycling events held in southern Utah on an annual basis. Offering a challenge to all with 30, 70, and 100-mile rides, the fast approaching Tour de St. George (April 11, from 8:00 am till 5:00 pm) is a breathtaking way to kick off your Utah cycling season!

With the weather perfect for cycling in St. George during the early spring months – the Spring Tour de St George represents one of the last/best opportunities to enjoy the great outdoors before mother nature turns up the heat. So tune-up your bike, mothball the heavy winter clothing, and pedal into springtime with some of Southern Utah’s best cyclists.

The Spring Tour de St. George starts in the Town Square; As the St. George Police escort leads the cyclists up Main St then across St. George Blvd. From there the cyclists will ride up Diagonal to the red cliffs area known as The Bluff Street Cracks, named by local mountaineers. After Diagonal, cyclists will ride up Bluff and down Snow Canyon Parkway where they’ll ride along next to the stunning lava flows that surround the nearby communities. After pedaling through the Snow Canyon corridor the tour de St. George takes its cyclists through the beautiful community of Ivins, around southern Utah’s Red Mountain — an awe-inspiring monument to southern Utah’s natural beauty — then down through Santa Clara.

Once through Santa Clara, cyclists will ride along S. Dixie Drive along the southwestern edge of St. George proper, an area dotted with golf courses, parks, and some of southern Utah’s more breathtaking properties, which effortlessly enrich the areas overall beauty. Riders will then merge onto W. 600 W., turning onto Tonaquint Dr., and cutting over the hill to the Bloomington country club area.

St. George Utah Real Estate News & Events: Healthy Home Building Levels Persist, Utah Takes On Silicon Valley, Watercross Hits Sand Hollow

St. George, Utah – it’s Wednesday, March 4, 2015 and the number of building permits being pulled in Washington County hits a healthy level, Utah’s Wasatch Front takes on Silicon Valley for tech startups, and St. George Utah’s economy will get a new shot of adrenaline when Sand Hollow State Park hosts a Pro Watercross event June 27 and 28. It’s time for a brief summary of St. George Utah’s Real Estate News and Events for the first week of March 2015.

Building Permits Down, Appreciation Levels Stable

Building Permits Down, Appreciation Levels Stable

Building Permits Down, Appreciation Levels Stable

Thankfully for home appreciation in the greater St. George area, the construction of single-family residential units has declined during the last half of 2014 and the first half of 2015, particularly when compared to the high watermark hit for construction permits issued during 2013. Despite the decrease in building permits being pulled at the Washington County building department, many believe this to be a healthy trend for the already existing inventory’s appreciation levels. With fewer new homes hitting the market and more homebuyers discovering southern Utah, many predict that the greater St. George area will see solid sales numbers throughout 2015. After remaining stagnant during the great recession, that historically ugly little period between 2008 and 2012, Washington County building permits skyrocketed in 2013. Primarily caused by “pent-up demand,” according to Jair Almaraz, of Ivory Homes in southern Utah.

According to a new report issued by the Brookings Institution, software companies and other advanced industries are turning Utah’s Wasatch Front into a cleaner and safer version of California’s Silicon Valley. The new Brookings report indicated that Utah’s Ogden, Provo and Salt Lake City were now a technological and economic force to be reckoned with; thanks to companies like Adobe, Qualtrics, Novell, eBay, E.M.C., and Edwards life sciences. Credited with a “cultural knack for salesmanship and entrepreneurship” among the dominant faith, the report’s author believes that the state’s “super-sectors” are being fueled by the likes of Brigham Young University, tax incentives, and a forward thinking public transportation system. Additionally, the report cited the plethora of high quality students graduating from BYU’s S.T.E.M. (science, technology, engineering, and math) courses as a driving factor in the state’s ability to attract the growing technology sector.

Adrenaline And Watercross Hit Sand Hollow This Summer

Creating another economic boosts for the southern Utah economy, Sand Hollow State Park has been designated as one of the chosen waterways to host an event during this summer’s National Pro Watercross Tour. The high-speed water race between the world’s elite Jet Ski riders will fire up on June 27 – 28. Guaranteed to entertain St. George’s adrenaline junkies and speed freaks alike, this large-scale event will draw thousands of out of area visitors to witness the closed-course races. The intense and aggressive water race will feature opponents piloting their modified jet skis around a course of obstacles and buoys — all while hitting the throttle and speeds of approximately 85 MPH. In addition to the Watercorss races, the two-event will also feature some highflying freestyle – guaranteed to have southern Utah’s crowds on their feet. According  to online reports, “This event fits our objectives perfectly, as it introduces a new demographic to our area and brings them here at a time that is beneficial for tourism.”

2015 Washington County Economic Summit: Real Estate Market Conditions

2015 Washington County Economic Summit:  Real Estate Market Conditions

St. George, Utah – it’s Friday morning January 16, 2015 and yesterday’s 2015 Washington County Economic Summit was a smashing success. While winter has arrived in southern Utah with a vengeance, Southern Utah’s economy continues to heat up heading into 2015. As many expect commercial real estate to make a strong recovery during the next 12 months – Southern Utah’s homebuilders have been pulling building permits at the accelerated rate of between 100 to 150 permits per month over the last two years.

In many ways 2014 was a disappointment for some optimists, as it seemed to underperform based on the expectations of many. Seemingly stagnant, single-family homes and vacant lots and land prices remained similar to the fall of 2013. Additionally, commercial lease rates remained relatively flat during 2014, as the overall real estate recovery of 2012 – 2013 took a slight respite in the second half of 2014.

As the below slideshow presentation points out, which was presented by Vardell Curtis, the CEO of the Washington County Board of Realtors, the irrational exuberance of the last boom / bust cycle has been absent from Southern Utah’s recent real estate activity.

St. George Harmons

St. George Harmons

St. George Harmons Gets a Stylish Upgrade!

As an ex California resident forced into a financial exodus from the not so “Golden State” over 10 years ago, there were a few things I missed initially; Trader Joe’s, the Whole Food grocery store chain… and sad to say Macy’s. While there’s still no Macy’s in town, I was thrilled when I discovered Harmons in St. George. Sure, they don’t sell “Two Buck Chuck” at Harmons, but they do have a wide assortment of boutique items sure to satisfy even the most sophisticated of palates. The Harmons store in St. George celebrated its grand reopening this month as a means of putting the greater St. George area on notice; quality food counts.

Well, that’s it for me today. I’m done with my Open House and writing, so it’s time to head back to the abode and take a well-deserved siesta.

Enjoy what’s left of your weekend!
