Palisades, Entrada, and Sunbrook: 41 Homes Sold Last Week

That “sweet” home in the Palisades … is going, going, gone!

Real estate sales activity was brisk last week in Washington County Utah. Closing 41 escrows from Palisades to Sunbrook since last Monday… St. George’s real estate market is gearing up for our summertime action.

Of last week’s 41 closed escrows, only 7 of them took more than 121 days to close. In other words, the other 34 sold St. George properties were listed, put under contract, and closed within approximately 3 months. That’s fast for St. George.

St. George Utah Weekly Real Estate Statistics

Last week in southern Utah, the “Average” sales price of a home sold in Washington County was $311,844. Listed for less than 65 days, the Average list price per Sq. Ft was $146 with an average sold price of $144 per square foot. Spending even less time on the market, those homes falling within the “Median” price range spent no more than 30 Collective Days on Market (CDOM). Listed for approximately $294,900 and selling for around $295,000, those homes within the Median price range were selling for approximately $136 per square foot.

Selling $13,068,088 worth of Southern Utah real estate for $12,785,626, 22 last week sold listings sold for 99.24% of their Original List Price (OLP).

The Ledges, Stone Cliff, Greystone: 37 Homes Sold Last Week

Sold! 

From The Ledges of St. George to the upscale community of Stone Cliff and Greystone estates, 37 single-family residential listings or condos/townhomes sold last week, in Washington County Utah.

Sold after 452 Collective Days on Market (CDOM) for $341.85 per sq. ft., last week’s successful sale up at The Ledges of St. George represented the highest per square foot sales price in Washington County for the week. Originally listed for $371.43 per square foot, the 6,728 sq. ft. house was originally built in 2008.

St. George Utah Weekly Real Estate Statistics

Last week, the Average List Price for a home in southern Utah was $399,049. Spending less than 80 days on the Washington County Board of Realtors MLS system and selling for nearly 100% of their initial list price, those homes falling within the “Average” LP sold for approximately $393,760. As to those Homes falling within the “Median” range in southern Utah, they were asking $324,800 and closed escrow less than 30 days later for $315,000.

Most intriguing, according to last week’s stats, Southern Utah’s luxury real estate listings had a ‘Sold/List Ratio’ of 123.65%. Traditionally taking longer to sell, those listings falling within the ‘High’ category had average collective days on market of approximately 641 days and sold for around $341 per square foot.

Also noteworthy, the southern Utah real estate market sold $14,569,151 worth of inventory since last Monday.

Washington County Weekly Real Estate Report: 67 Closed Escrow’s

It’s Monday, April 3, 2017, and over the past seven days, 67 single-family residential listings have successfully closed escrow in Washington County Utah. Also, according to this week’s Southern Utah Weekly Real Estate report, there were multiple sales in several neighborhoods since last Monday. From the Bloomington Country Club area to Sunriver, it was another busy week for southern Utah’s Realtors.

St. George Utah Weekly Real Estate Statistics

Of the 67 closed escrow’s occurring last week in Washington County, those homes priced appropriately, of which there were 40, sold in less than 30 days. Meanwhile, those Washington County MLS listings with an elevated ‘per sq. ft.’ languished on the market for an extended period. Understanding that more expensive homes take longer to sell, nine listings on the ‘High’ end of the MLS took more than six months to find the right buyer.

This past week in Washington County, the Median list price of a home for sale was a very reasonable $240,000 – perhaps too reasonable. Particularly since the Median sales price of a home in Washington County was $245,000. Meanwhile, the Average home in southern Utah listed for $277,575 and sold for $274,740. Netting approximately 98.91% of their original list price, those homes listed in the Average price range had a Cumulative Days on Market (CDOM) between 57 and 72 days.

Southern Utah Real Estate Market Statistics: March 2017

 According to Market Statistics, Southern Utah’s inventory is down and prices are up. It Saturday, April 1, 2017 and here is your March real estate report for the greater St. George area.

The southern Utah real estate market’s Absorption Rate for the greater St. George area is at a brand-new low, according to new data provided by the Washington County Board of Realtors. The lack of inventory combined with the concern over looming interest rate hikes has driven existing inventory down by double digits on a year-over-year basis. With the average Days on Market holding steady since the beginning of the year and the Sold to List Ratio spiking dramatically during March 2017, it’s safe to say the increase in the Average List Price hasn’t scared today’s buyer away.

Southern Utah’s real estate market Absorption Rate, measured in months, has declined 30.22% on a year-over-year basis. At just 3.44 for the month of March, that Absorption Rate number represents how many months before Washington County would run out of listings – provided no new listings were taken. Obviously, that won’t happen. However, following the law of supply and demand, the lack of inventory has definitely led to a spike in appreciation for southern Utah homeowners.

The Median List Price for a home in the southern Utah real estate market for March 2017 was $343,999. Up 9.22% from March 2016, when the median list price was $314,950 – this nearly 10% uptick underscores strong self-confidence. Though wanting and getting are two different things (Read:” List Price”), the Average Sale Price in Washington County increased by more than 10% since this time last year.

The Average Sale Price for a home in the southern Utah real estate market for March 2017 was $295,537. A solid 11.72% increase over March 2016, when the average sales price was $264,539, this double-digit growth is nothing compared to what happened to those homes listed just under $1 million in southern Utah. Spiking 166.7% for March, Washington County real estate listings between $750,000 and $999,999 are up 128.6% on a year-over-year basis.

On a year-over-year basis, Washington County’s real estate Absorption Rate has declined by 31.70%. Despite the median list price jumping from $289,900 in $2016 to $315,750 in 2017, Realtors have seen their inventory decline precipitously. Most recently at just 3.54 months worth of housing inventory, this time last year the St. George Utah MLS had 5.27 months worth of real estate inventory to sell.

Selling $18,442,903 worth of real estate in Washington County over the past seven days, those homes listed in the ‘Median’ price range closed escrow for 99.26% of their OLP (original list price). Those homes falling within the ‘Average’ list price category – approximately $333,838 – successfully closed escrow for approximately $145 per square foot, on average.

It’s Monday, March 20, 2017, and the current ‘Absorption Rate’ for southern Utah’s real estate inventory is 3.52 months. Meaning, if no other properties were listed – Washington County and its board of Realtors would run out of inventory in just under four months. While the average list price for February 2017 was $458,153, the average sales price was $280,307.

Over the past week, those homes that fell into the ‘Average’ category had a list price of approximately $318,464 and closed escrow for roughly $312,799. Spending anywhere from 72 – 86 Collective Days on Market (CDOM), those average priced listings sold for approximately $156 per square foot.

St. George, Utah Real Estate Market Statistics: 2016 Year-Over-Year Comparison

The 2016 real estate market witnessed a double-digit increase in ‘Sold Volume’ and closed real estate ‘Contracts’ on a year-over-year basis for the greater St. George area; a.k.a. Washington County.

With 2016 just about over, there seems little doubt it will go down in history as perhaps one of the more bizarre election cycles in modern history. Providing a national distraction for the media at large, most missed the real good news, the solid real estate recovery occurring around the country.

Market statistics show Washington County Realtors increased their closed escrows for condominium/townhomes, modular/manufactured homes, new construction, and single-family residential units by 14% when compared to 2015. While some municipalities performed stronger than others, the overarching market statistics show production shrank the existing inventory and heightened the importance of buyers coming prepared. Particularly as all-cash buyers make the bidding/negotiation process a tad more interesting and competitive.

Per the 2016 market statistics, the numbers clearly show Hurricane Valley production floated the greater Washington County real estate market. With more water allocated for future construction and more available land to develop, this should be a continuing trend for the foreseeable future.

Market Statistics

Down 3% from 2015 in total active real estate listings (with 48 hours to go), the Washington County Board of Realtors is reporting a total of 8,104 active listings having been taken so far this year by WBCR Realtors. Despite the decline in total active listings, the total volume of real estate sold in Washington County increased by a whopping 18%. Increasing 2015’s average sales price of $253,869 by 7 percent to $271,971.

October St. George Utah Real Estate Market Statistics: So Far, So Good!

St. George, Utah – it’s October 20, 2016, and since the beginning of the year, real estate activity in southern Utah has been on a tear. With a 7-point increase in closed escrows for condominiums/townhomes, and a 16-point increase for single-family listings placed under contract, 2016 will be remembered fondly by most Realtors on the Washington County Board.

With the third debate from the 2016 election thankfully over, it’s time to get back to the business at hand, crunching numbers, disseminating information and preparing for the holidays.

Single-family residential listings statistics – under contract

Since January 1, 2016, there has been a total of 1963 single-family residences placed under contract in the greater St. George Utah area, representing a 16-point increase on a year-over-year basis from 2015’s 1688 homes placed under contract.

Single-family residential listings statistics – closed escrows

By this point during 2015, there had been a total of 1619 single-family residential listings that successfully COE (closed escrow), as compared to this year’s 1799 closed escrows – representing an 11% increase in close escrows.

Dropping from a 5.45 to 4.13, Southern Utah’s real estate absorption rate as declined 24.63% on a year-over-year basis. Meaning, if no other listings were to be made available for sale on the multiple listing service(MLS) – we would run out of inventory and 4.13 months. Understanding that supply and demand dictates price, this reduced inventory has led to an average year to date list price of $345,091 for 2016, and an average sales price of $269,762.

As the holiday’s approach and our buyer’s retreat, the total number of available residential real estate listings in southern Utah has dipped below 1800, representing just over four months worth of available inventory. Thanks to historically low-interest rates, Southern Utah’s real estate market is seeing prices go up, the number of listings going down, and the total Days On Market for the average real estate listing holding steady at just under 80 days. Causing southern Utah’s real estate values to appreciate nicely since the beginning of the year.

With southern Utah’s real estate inventory depleted and buyers anxious, we see 370 out of 395 deals successfully closed during September 2016. Of those successfully closed Washington County real estate listings, 5 occurred below $50,000, 12 occurred between 50,000 – $100,000, 43 real estate listings closed escrow between 100,000 – $149,999, 72 real estate listings closed escrow between $150,000 – $199,999, 67 real estate listings closed escrow between $200,000 – $249,999, 86 real estate listings successfully close escrow between $250,000 – $349,999, 41 Southern Utah real estate listing successfully closed escrow between $350,000 – $499,999, 20 St. George real estate listings successfully close escrow between $450,000 – $549,999, 13 Washington County real estate listing successfully closed escrow between $550,000 – $649,999, 5 real estate listings between $650,000 – $749,999 successfully closed escrow, 4 southern Utah real estate listings between $750,000 – $999,999 successfully closed escrow, and last but not least, just 2 southern Utah real estate listings during the month of September closed escrow between $1 million – $1,499,999.

Southern Utah Weekly Sales Report: St. George’s affordable and moderately priced home sales kick-start 2016

St. George, Utah – it’s a new week, month and year; it’s Monday, January 4, 2016. With the 2015 holiday season firmly behind us, it’s time to drill down on the first week of real estate activity for the New Year. According to our Southern Utah Weekly Sales Report, since last Monday, December 28, 2015, 25 single-family residential listings and/or condominiums have successfully closed escrow in Washington County.

As existing home sales continued to plunge during November – to their most anemic pace in nearly 19 months – the national number for existing home sales dove 10.5%. Ending the year on a seasonally adjusted annual rate of 4.67 million homes sold in November. Which, according to the National Association of Realtors (NAR), represents the largest decline in sales since April 2014.

While the national median average for a single-family home was estimated to be $221,600 by NAR, the median sales price of a home in Washington County came in at $216,000 for December 2015.

St. George’s affordable and moderately priced home sales kick-start 2016

Upon closer examination of the first residential real estate sales in 2016 for Washington County, we see five homes closing escrow between $325,000 and $410,000. For those homes listed between $200,000 and $300,000, there were an additional 14 sales, as well as eight completed transactions between $84,000 and $199,000 in the greater St. George area.

As we begin 2016, the Southern Utah Weekly Sales Report helps potential buyers by providing critical data on the Washington County housing market. Included in the below list are the most recent sales for single-family residential listings and/or condominiums, as reported by the Washington County Board of Realtors.

The past weeks real estate sales occurred in the following subdivisions: Knolls at Little Valley, Riverstone, Artesia Terrace, Riverside Cliffs, Bloomington Hills, Riverstone, Copper Canyon, Siena Canyon Webb Hill, Tupelo, Spring Hill Estates, South Pointe, Village the Heights, Anthem Estates, Red Rock Estates, Black Rock Condominiums, Ironwood, Highland Park – Coral Canyon, Paradise Cove Townhomes, Emerald Springs Townhomes, Vista View Estates, Sun River, Sunrise Estates, and Mill Creek Spring townhomes.
