From Shadow Bluff to Sun River, southern Utah Realtors sell 57 homes over the past seven days.

St. George, Utah – Several homes closed escrow in the subdivisions of Sun River St. George,  Villas at Sienna Hills, and Sunset Plateau during the week of June 4, 2018. Sold for $20,844,740, Washington County’s 57 sales had an ‘Average’ sales price of $365,697 – or $165 per square foot.

Southern Utah’s real estate values have been increasing steadily for several years – with appreciation being rather dramatic over the past two years. But with the average rate on the 30-year fixed mortgage nearly a full percentage point higher today than it was in September 2017, the greatest appreciation has been witnessed at the low-end of the market.

Per the WCBR (Washington County Border Realtors ) and it’s FlexMLS system, the ‘Median’ price of a home sold in Washington County over the past seven days was roughly $329,000.

And taking what seems like a lifetime in this market to officially sell, 7 listings sold within 90 days; 1 took between 90 and 120 to COE, and  another 7 listings spent more 121 days on the MLS.

May 2018 Sales Satistics: St. George Realtors Sell 372 Homes

Sales statistics from the Washington County Board of Realtors indicate May 2018 was another strong month for home sales in southern Utah.

Classified as either a townhome / condominium or a single-family residential home, 214 of last month’s 372 closed escrow’s occurred less than 30 days.

St. George Utah –   Between May 1 and May 31, 2018, Realtors with the Washington County Board successfully closed escrow on just over $135 million in real estate transactions.

With no attention paid to vacant lots and land, commercial, manufactured housing and fractional ownership transactions, May’s statistics provided by Flex MLS indicates the top sale in the last 30 days occurred in Entrada for $2.95 million. Sold by Ellen Plante-Klein of Engel and Volkers St. George, and originally listed for $3.1 Million, that home closed escrow in 23 days.

Sales Statistics May 2018 St. George Real Estate

Per the May sales report, the Average sold price of a home in southern Utah was $364,087.  A perpetual issue of negotiations, listings selling within the “Average” price range were originally listed on the Flex MLS system for roughly $365,752. Since May 1, the median list price for a home in southern Utah has been approximately $299,950, with those medium priced homes typically selling for approximately $305,613.

Sales Statistics for May 2018: Washington County Utah

Statistically speaking, southern Utah home buyers were quick to act during the month of May. More than half, 57.53 percent, of Southern Utah’s single-family residential (or condominium/townhome) sales occurred within 30 days of being placed on the multiple listing service. Those homes that sold within the first 30 days received an average Sales Price to Original List Price ratio of 99.10 percent.

May, 2018, Real Estate Activity for Southern Utah: Month-over-Month and Year-Over-Year Comparison

On a year-over-year comparative basis, so far in 2018, Southern Utah’s active Realtors have sold 2,135 total real estate listings. A 5.3 percent increase from 2017’s 2,027 closed escrows, these sales included 7 listings valued in excess of $1 million.  So far in 2018, 26 homes valued between $1 million and $1,999,999 have successfully closed escrow.

May Real Estate Prices

May statistics provided by the WCBR’s FlexMLS system indicates the Active Average list price in southern Utah has continued to increase steadily since the beginning of the year to $520,265, representing 6.85 percent increase from March 2017.  Also up over the past 12 months, the Average Sales Price for a home in Washington County has witnessed a 6.85 percent on a year-over-year basis.

May Real Estate Absorption Rate

As of Sunday, May 3, there are just 610 single-family residential listings and/or condominium/townhomes for sale in the greater St. George area. As our MLS inventory remains at historic lows, buyers and their agents will need to be diligent in order to source out the best housing deals.

The WCBR Market Summary for May 2018 indicates our absorption rate is just over 3.1 months. In other words, if no new listings were taken and placed on the Washington County Board of Realtors MLS system – our inventory would be depleted within approximately 3 months.

A Washington Fields equestrian estate that closed escrow last Monday was the top real estate transaction in southern Utah for the week of May 21, 2018.

From Meadow Valley to Kachina Springs, Realtors on the Washington County Board successfully closed 64 single-family residential homes and/or condominiums/townhomes over the past seven days.

On the Multiple Listing Service for just 67 “Cumulative Days on Market,” the southernUtah equestrian estate was originally listed for $2,475,000 on February 16, 2018, and closed escrow on May 21, 2018, for $2,362,500.

Of southern Utah’s 15 open houses available this weekend, there is one new listing and three price reductions, according to the MLS data. While the home in the Stone Mountain subdivision has only been on the MLS for the past three days –  one home in Coral Canyon has been listed for sale on the MLS for 254 days. The other home with an extended stay on the MLS is the listing in the River Hollow subdivision. On the MLS for 296 days, the home in River Hollow is now listed for $150 per square foot.

A potential point of future negotiations for buyers to consider, the “Cumulative DOM”  (Days on Market) is a direct reflection of how potential buyers view the listing’s per square foot price point, location, and amenities.  As most know, in a hyperactive real estate market, where the average listing is sold in less than 60 days, those homes languishing on the MLS for more than 90 days are viewed as having “issues.”  Either pricing issues, location issues or neighbor issues – something’s off.

Kayenta, Shonto, Entrada: Realtors Sold 72 Homes Week of May 14

Homes in Kayenta, Shonto Point and Entrada were among the top listings sold during the week of May 14, 2018.

Valued at roughly $26.9 million, of last week 72 closed escrows – two of the highest priced sales occurred in Ivins, Utah.

Washington County, Utah – As I mentioned last week, prospective real estate investors in the St. George market might typically notice a seasonal nature to home sales. Ordinarily, the quest to find the perfect home starts during the St. George Parade of Homes in mid-February and dissipates by Father’s Day (June 17). But that’s under normal conditions – and these conditions are  far from normal.

Thanks to a depleted MLS real estate inventory and threats of increased interest rates, last week’s 72 sales demonstrates our real estate market remains strong ( if not overheated) as we prepare for the lazy days of summer.

Southern Utah real estate sales – a week in review

The Washington County Board of Realtors (WCBR) Flex MLS statistics indicate a majority of last week’s successful real estate transactions closed escrow in less than a month:  42 properties sold in less than 30 days; 14 listings spent less than 60 days on the MLS; 4 took between 90 and 120 to close escrow. Leaving 8 of last week’s sold listings on the MLS for more than 121 days.

Between May 14 – May 19, 2018, the Average List Price of a home sold in southern Utah was   $382,356, while the Average Sold Price was $374,024. Per the WCBR’s FlexMLS statistics, the Median List Price for a home sold in southern Utah last week was $329,712, and sold for an average price of $324,210. 

Two real estate transactions in Ivins, Utah dominated last week’s sales. One home in the Kayenta subdivision was listed for $1,895,000 and sold for $1,810,000 in just under 48 days while another home in Shonto Point was listed for $1,180,000 and sold for $1,130,000 in just 51 days.
