From Tenaya Sands to Escalera, St. George Realtors with the Washington County Board sold 49 single-family residential listings and/or condominiums over the past seven days.

St. George, Utah – First-time homebuyers across United States have discovered entry-level  inventory is smaller, pricey, and slightly more dilapidated than anticipated, according to Yahoo finance. But while the United States Census Bureau reports the median sales price of a new home in the U.S. was $326,800, back in February, the current median price in southern Utah is approximately $315,000.

Realtors in the greater St. George area closed last week’s 49 real estate transactions in the following subdivisions:  Arrowhead Estates, Bali High, Bloomington Country Club, Bloomington Hills, Bloomington Lane, The Boulders, Canterwood Estate, Coral Canyon, Coral Ridge Townhomes, Crystal Lakes, Desert Plateau, Escalera, Foremaster Ridge, Franklin Place, Ironwood, Jedora Estates, Knolls at Little Valley, Mesa, Millcreek Springs Townhomes, Painted Hills Estates, Pioneer Crossing, Redwood Estates, Sage Creek, Shadow Brook, Siena Heights, Silver Creek Townhomes, Springs Estates, Steeplechase At Washington Fields, Stone Cliff, Sunriver, Sunderland Homes, Tenaya Sands, Turtle Creek At Green Springs, and White Sage.

Washington County real estate statistics; week of March 19, 2018

Per the WCBR (Washington County Border Realtors ) and it’s FlexMLS system, as of last Monday the ‘Average’ price of a home sold in Washington County was approximately $331,614. For the same 7 day time period, the ‘Median’ price of a home  in southern Utah sold for approximately $312,000. Meanwhile, on the affordable end of the housing spectrum, Southern Utah’s most most affordable home close escrow for $140,000.

By examining last week’s 49 closed escrow, we see that 32 Washington County real estate listings spent less than 30 days on the MLS (multiple listing service). Taking slightly longer to be officially considered “sold,” 2 closed escrow in less than 60 days, 5 within 90 days, and another 5 took between 90 and 120 to close escrow. Leaving 5 listings that spent more 121 days on the WCBR MLS.
