St. George, Utah – Valued at more than $5.1 million, today’s southern Utah open house directory has the perfect home for just about everyone. From the sophisticated Sand Hollow retreat located just off the 6th hole of Sand Hollow golf course, to the luxurious listing located in the guarded community of Stone Cliff, Realtors with the Washington County Board are getting ready for another busy weekend in the “Palm Springs of Utah.”
“Location, Location, Location,” that’s the number one thing to consider when purchasing a home, according to National Association of Realtors (NAR). After all, you can change a home’s exterior, update the kitchen, and modify the floor plan, but you can’t change the homes location.

So what should you, the southern Utah home buyer understand about today’s open house directory? If you enjoy water activities and golf, Sand Hollow retreat is an outstanding location. However, if guard gated luxury is high on your must-have list, Stone Cliff and its incredible views — and outstanding amenities — could be just the subdivision you’re looking for.
Flood zones, as well as other natural hazards in southern Utah, should be another consideration for home buyers.
When I sold real estate on the Monterey Peninsula in the late 90s, Realtors were mandated to include a Natural Hazard Disclosure Statement for their buyers during the disclosure process of any home sale. A critical piece of information for any home buyer – these reports mention what sellers and realtors may be blissfully unaware of. They disclose all known “natural hazards” for their buyers. They identify special flood hazard areas, dam inundation zones, high-risk fire areas, earthquake fault lines, radon gas exposure zones, areas of airport noise influence, and a host of other important issues. In Utah, this specific disclosure is not required.
