When Selling A Home… Does Curb Appeal Matter?
Absolutely! For the sellers consideration. When an out of area buyer shows up to view your home as a listing on the MLS, the potential buyer’s first impression is critical. It plays a crucial role in setting the overall tone for the property – along with other considerations – your property’s curb appeal will be a major variable in determining whether or not your property shines through the sometimes voluminous inventory. Capturing the markets interest in those first critical days of hitting the MLS – thereby helping it sell in a timely manner, and at fair market value
When a property owner goes to list their home for sale, one of the bigger market indicators they need to consider is the price per square foot of listings in their immediate neighborhood, particularly the ones that have sold. Those are commonly referred to as “comps.” As well as factoring in any additional consequential variables – amenities, size of lot, location of lot, etc. – that may affect the ultimate value of the subject property. While I can guarantee that I can list and sell your home… I can’t guarantee that a qualified buyer will just walk through the front door of an “Open house”. Which is where the Internet comes in handy. When you can’t get the buyer to come to the property – you bring the property to the online buyers, and believe me there are a lot. This is generally accomplished through effective online marketing and generating maximum exposure for each individual property. Thereby attracting qualified, ready to perform, and thoroughly motivated buyers.
