St. George Utah Real Estate Market Statistics
At first glance, the most telling fact of this recently released ‘Price Change Trend’ for Southern Utah’s real estate market indicates that since August 2014, the average price change (when a listing gets a price reduction on the MLS) for an active MLS listing for the greater St. George area has been steadily declining. This indicates two things, sellers are becoming more realistic as to the actual value of their property, and listing agents are educating their sellers with accurate Comparative Market Analysis (CMA). Providing a realistic price per square foot CMA, based on recently sold comps.
With summer 2014 now over and fall knocking on our door, we see the current Real Estate Market Conditions doing its typical end of summer rally before the holiday season begins to offer challenges for both sellers and buyers alike. With the seasonal ebb and flow of Real Estate Market Conditions, it can sometimes be difficult to see the trees through the forest. As our data is collected directly from the Washington County Board of realtors multiple listing system, Utah MLS real estate’s market statistics and condition reports are snippets of data taken directly from the WCBR MLS system. St. George Realtors closed escrow on 35 Washington County single-family residential real estate listings over the past 7 days, totaling more than $12.6 million.
St. George Realtors sold 266 real estate listings during the month of October. Successfully selling 45 more homes/condominiums than the month prior, agents with the Washington County Board of Realtors closed escrow (COE) on $93,638,907 worth of Southern Utah real estate between Oct. 1 to Oct. 31.
