St. George Utah Real Estate Listings: New
St. George Utah – it’s Thursday morning December 4, 2014 and there are 25 new active St. George Utah real estate listings on the southern Utah MLS Hot Sheet.
As the weekend rapidly approaches, St. George’s Realtors have been busy taking listings, filling out seller’s disclosures, hiring photographers to take flattering photos of their new listings and trying figure out the best marketing angles to get those properties the necessary exposure in the online world.
Starting at the top (as in most expensive) of the “Active –New Listing[s]” and working our way down, we see a new listing in The Cliffs subdivision of Entrada. The 7200 ft.², 2009 Parade of Homes masterpiece features six bedrooms, 6.5 baths, a private swimming pool, its own exercise room, as well as a state-of-the-art home theater. Listed for $1,250,000, this Entrada property is sure to satisfy even the most judicious of buyers.
Continuing down the Active side of today’s MLS hot sheet we see six listings between $739,000 and $299,900; eight listings between $289,000 and $209,000; and 10 more listings between $199,980 and $69,000 – of which one is in office lease for $500 a month.
St. George Utah Real Estate Listings: Pending
Over on the “Pending” side of today’s St. George Utah MLS Hot Sheet, the top dog (see: most expensive listing now under contract), is a listing that encompasses 159.44 acres of land. Encompassing 2 parcels and nestled in the foothills of Pine Valley Mountain. This property features year round access to one of South Utah’s most desired locations at Dixie Deer Estates. Originally listed for $2.1 million on 8.26.2013, it finally received an acceptable contract after reducing its price to $1.2 million.
Next up on the Pending list we see four properties between $415,900 – $244,000 now in escrow; five properties between $199,950 and $149,000 waiting to close; and four other properties between $89,900 and $85,000 also waiting for Close of Escrow (COE).
St. George Utah Real Estate Listings: Sold
Over the last 24 hours, 20 St. George Utah real estate listings have successfully closed escrow. Of those recently closed listings 15 were between $397,500 and $200,000. With the remaining closed escrow ranging between $190,000 and $15,000. Note: The last property on this list, 265 E. Desert Rose Way, was a single-family residential unit that was originally listed for $300,445. As such, I suspect that the noted sold price on today’s MLS heart she of $303.08 is nothing more than a typo … I suspect the actual sold price was closer to $303,000.

Today’s Southern Utah Real Estate News in Summary: Washington County Utah finds itself relegated to a relatively ugly list; the St. George Red Hills Parkway Interchange is now officially opened and ready to ease congestion in southern Utah’s most populated County, and apparently not everyone is overly fond of St. George’s roundabouts.
