From Shadow Bluff to Sun River, southern Utah Realtors sell 57 homes over the past seven days.

St. George, Utah – Several homes closed escrow in the subdivisions of Sun River St. George,  Villas at Sienna Hills, and Sunset Plateau during the week of June 4, 2018. Sold for $20,844,740, Washington County’s 57 sales had an ‘Average’ sales price of $365,697 – or $165 per square foot.

Southern Utah’s real estate values have been increasing steadily for several years – with appreciation being rather dramatic over the past two years. But with the average rate on the 30-year fixed mortgage nearly a full percentage point higher today than it was in September 2017, the greatest appreciation has been witnessed at the low-end of the market.

St. George Real Estate Statistics: Week of June 4

Per the WCBR (Washington County Border Realtors ) and it’s FlexMLS system, the ‘Median’ price of a home sold in Washington County over the past seven days was roughly $329,000.

Of last week’s 57 sold real estate listings, 35 spent less than 30 days on the WCBR MLS (multiple listing service). Meanwhile, another 7 homes took less than 60 days to officially close escrows (COE). And taking what seems like a lifetime in this market to officially sell, 7 listings sold within 90 days; 1 took between 90 and 120 to COE, and  another 7 listings spent more 121 days on the MLS.

Point West, Riverside Cliffs, and Greystone: 54 Real Estate Listings Sold in St. George

For the week of May 29, 2017 – Realtors on the Washington County Board sold 54 real estate listings worth more than $16 million.

Sold in subdivisions throughout the greater St. George area, the majority of last week’s closed escrows (COE) occurred in less than 35 days. Selling for between $160 per square foot and $260 per square foot, our out of area buyers are continuing to see the intrinsic value of the southern Utah lifestyle.

Southern Utah Weekly Real Estate Statistics – Week of May 29, 2017

Of those Southern Utah real estate listings sold since May 29, 33 received a REPC (real estate purchase contract), completed their contingency period, and closed escrow within 30 days. Keeping in mind that getting a quick offer on a new listing is all about the price per square foot, and the perceived value related to it, the remaining 21 listings took significantly longer to find their respective buyer and close escrow: Six COE b/t 31-60 days; four closed in under 90 days; three took up to 120 days, and eight were on the MLS for more than 6 months.

Selling $16,845,166 worth of prime Southern Utah real estate for $16,563,487 – 61% of last week’s closed escrows completed their transaction in less than 30 days.

St. George Utah Real Estate Listings: New, Pending, Sold

St. George, Utah – it’s early Wednesday morning, February 24, 2015 and over the last 24 hours 25 ‘Active –New’ Saint George Utah real estate listings have shown up on the Washington County Board of Realtors (WCBR) MLS hot sheet.

While 34 St. George real estate listings actually appear on today’s WCBR hot sheet, only 25 are factually “New” to the Southern Utah MLS. The residual listings were in someway modified (see: new pictures added, modified documentation uploaded, or sellers disclosures completed), and then those Southern Utah real estate listings were reintroduced. Getting them place in today’s Active New column on the MLS hot sheet.

In addition to the 24 new real estate listings showing up on todays WCBR MLS hot sheet, there were also 36 listings placed under contract since Tuesday morning, while 19 Saint George Utah real estate listings have successfully closed escrow since 2.24.2015.
