Escalera, Legacy, or Coral Canyon: Realtors Host 18 Open Houses Saturday

From Escalera to The Legacy at Southgate, southern Utah Realtors will host 18 open houses on Saturday, August 18, 2018

St. George Utah –  the “Average” list price of a open house on today’s Southern Utah Open House Directory is $416,414 – or $160 per square foot.  Of today’s 18 open houses available in Washington County, four are new to the FlexMLS system with one listing receiving a price reduction of over $50,000.

Back on the MLS after falling out of escrow on August 11, 2018, the real estate listing for sale at Sand Hollow Resort has a cumulative days on market (DOM) of 357 days. The reason for mentioning the total DOM, is that the longer a listing remains on the MLS, the more anxious the seller becomes. A potential point of future negotiations for buyers to consider, the cumulative DOM is a direct reflection of how potential buyers view the listing’s per square foot price-point, location, and amenities.

Copper Canyon or  River Hollow? St. George Realtors Host 13 Open Houses

Copper Canyon to  River Hollow, Southern Utah’s Realtors will be hosting 13 open houses 

St. George, Utah –  Listed on the Washington County Board of Realtors MLS system at roughly $5.1 million, today’s 13 open houses have an Average List Price $398,775 – or $159 per square foot.

A possible point for negotiations, two of the homes on today’s open house directory have been on the MLS for in extended period of time. Listed for 529,000 in the Copper Canyon subdivision, #21 Tuacahn has been on the market for 346 days. And lingering on the multiple listing service for 289 days, the home located in the River Hollow subdivision is listed at $465,000 – or $150 per square foot.

The Median List Price for a home on today’s Southern Utah Open House Directory is $334,000, or $152 per square foot. At the other end of the affordability spectrum – the High List Price of today’s open houses $949,000. 45 Southern Utah Real Estate Listings Closed Escrow Last Week

Southern Utah’s Realtors sold more than $13M in real estate for the week of September 25, 2017

St. George, Utah – it’s Monday, October 2, 2017, and over the past seven days, members of the Washington County Board of Realtors have successfully closed 45 real estate transactions in Washington County.

Southern Utah’s diligent Realtors apparently didn’t get the message that Americans are buying fewer homes based on four debatable rationales: fear of the process, down payments, millennial contempt, and job instability. Bucking the trend, Washington County Realtors ended September on a strong note.

Dubious rationale and fears aside, of last week’s 45 closed escrow’s – 32 real estate listings closed in less than 30 days. An incredible task given today’s lending requirements, one can only assume a majority of those escrows closing less than 30 days were all cash transactions.

Selling faster than their more expensive cohorts, southern Utah real estate listings falling between the Median” and “Low “price per square foot” received 98% of their Original List Price during the last week of September.

For the week of September 25, 2017, the Average Sold Price for a real estate listing in southern Utah was $306,351. With a list price of $198 per square foot (PSF), those homes falling within the Average PSF price range sold in another 43 days for approximately $194 per square foot. Medium priced real estate listings in Washington County for the last week of September had an average sales price of approximately $276,000 and an average list price of $275,500.

Cobblestone, Cheyenne, and Castle Rock: 37 Listings Closed Last Week

Sold over the past seven days in Southern Utah, 37 single-family residential listings or condominiums/townhomes have successfully closed escrow in Washington County.

As is usual for this time of year in Southern Utah, the heat is up and our sales are down. Sold in less than 30 days by some of St. George’s knowledgeable Realtors, 22 of last week’s 37 closed escrow’s successfully completed their transaction within a month of listing the property.

Listed for $145 per sq ft and selling for $143 per sq ft, those homes falling within the Median price range spent an average Collective Days on Market (CDOM) of approximately 23 days. Meanwhile, those homes languishing at the High end of the price per square foot spectrum spent anywhere from 194 to 349 CDOM.

For the week of May 29, 2017 – Realtors on the Washington County Board sold 54 real estate listings worth more than $16 million.

Sold in subdivisions throughout the greater St. George area, the majority of last week’s closed escrows (COE) occurred in less than 35 days. Selling for between $160 per square foot and $260 per square foot, our out of area buyers are continuing to see the intrinsic value of the southern Utah lifestyle.
