Kayenta, Shonto, Entrada: Realtors Sold 72 Homes Week of May 14

Homes in Kayenta, Shonto Point and Entrada were among the top listings sold during the week of May 14, 2018.

Valued at roughly $26.9 million, of last week 72 closed escrows – two of the highest priced sales occurred in Ivins, Utah.

Washington County, Utah – As I mentioned last week, prospective real estate investors in the St. George market might typically notice a seasonal nature to home sales. Ordinarily, the quest to find the perfect home starts during the St. George Parade of Homes in mid-February and dissipates by Father’s Day (June 17). But that’s under normal conditions – and these conditions are  far from normal.

Thanks to a depleted MLS real estate inventory and threats of increased interest rates, last week’s 72 sales demonstrates our real estate market remains strong ( if not overheated) as we prepare for the lazy days of summer.

Southern Utah real estate sales – a week in review

The Washington County Board of Realtors (WCBR) Flex MLS statistics indicate a majority of last week’s successful real estate transactions closed escrow in less than a month:  42 properties sold in less than 30 days; 14 listings spent less than 60 days on the MLS; 4 took between 90 and 120 to close escrow. Leaving 8 of last week’s sold listings on the MLS for more than 121 days.

Between May 14 – May 19, 2018, the Average List Price of a home sold in southern Utah was   $382,356, while the Average Sold Price was $374,024. Per the WCBR’s FlexMLS statistics, the Median List Price for a home sold in southern Utah last week was $329,712, and sold for an average price of $324,210. 

Two real estate transactions in Ivins, Utah dominated last week’s sales. One home in the Kayenta subdivision was listed for $1,895,000 and sold for $1,810,000 in just under 48 days while another home in Shonto Point was listed for $1,180,000 and sold for $1,130,000 in just 51 days.

Sunday St. George Open House Directory

On Sunday, Realtors in southern Utah ordinarily take the day off. But with the St. George Area Parade of Homes in town – there are 10 open houses scheduled for today.

With approximately 35,000 additional home shoppers in southern Utah for the 2018 Parade of Homes, my fellow Realtors with the Washington County Board are cognizant of this window of opportunity, and are willing to seize it. From Riverside Cliffs to Entrada, 59 Homes Just Closed Escrow In the Southwest Corner of the Beehive State

It was another busy week for Washington County realtors as they successfully closed 59 escrows over the past seven days. Scattered throughout the greater St. George area Southern Utah real estate agents sold just over $17 million worth of real estate as of last Monday.

It’s Monday, May 15, 2017, and on a week-over-week basis, the number of closed escrows nearly doubled. Southern Utah’s real estate market Absorption Rate, measured in months, declined to just under 3.5 months worth of inventory. The Absorption Rate number represents how many months worth of inventory exists in Washington County at any given moment.

Of last week’s the 59 sold real estate listings, 30 sold in less than 30 days, eight took less than 60 days, nine sold in 90 days, and 12 took more than 121 days to close escrow. The below graph indicates the ‘Average List Price’ of a home in greater St. George over the last seven days was $305,768. Meanwhile, the average ‘Sold Price’ during the same time period was $303,014. Also worth noting, the Median List Price of a home on the Washington County Board of realtors last week was $$275,000 – or $153 per square foot.

Originally listed for $18,040,304, southern Utah’s Realtors collectively closed 59 escrows for $17,877,845 over the past seven days.

Horizons West, Sun River, Entrada and B.C.C. – Southern Utah Realtors Closed 60 Escrows in 7 Days

Two in Entrada, two in Kayenta, three in Bloomington Hills, four in Sun River St. George, and four in Horizons West – it was another hectic week for southern Utah Realtors in Washington County.

It’s Monday, May 1, 2017, and over the past seven days Realtors in the greater St. George area successfully closed 60 escrows. Comprised of either single-family freestanding residential homes or condominium/townhomes, the following data points are statistical averages of last week’s successful transactions.

Southern Utah Weekly Real Estate Statistics

From Bloomington Country Club to Horizons West, several subdivisions within Washington County witnessed their inventory getting thinner and their real estate comps getting higher. Of last week’s 60 closed escrow’s, 34 found their buyers, removed their contingency, and closed within 30 days. Last week, the ‘Average’ Sold Price of a home in southern Utah was $347,273. Based an average ‘List Price’ of $354,940, those homes within Average List Price spent 109 Collective Days on Market.

Selling considerably faster, those homes falling within the Median price range closed escrow in approximately 20 days. Listed for approximately $147 per square foot, median priced homes over the past seven days typically sold for $144 per square foot, or 98.22% of their original list price.

Selling $21,296,390 worth of St. George Utah real estate for $20,836,427 over the past seven days, one home in Kayenta closed escrow for $1.12 million in less than 30 days.

As is almost always the case, those listings that offer the most bang for their “per square foot list price,” are placed under contract incredibly fast. Case in point: the home listed at 548 South Haley Dr. in Washington, Utah – listed for $132.69 per square foot – is currently under contract and looking for a backup offer. Thus the big red “C” next to the MLS number. That C notates the property is currently under contract and is contingent upon a prospective buyer completing their contingencies; like selling their own property or qualifying for a new home loan.

Palisades, Entrada, and Sunbrook: 41 Homes Sold Last Week

That “sweet” home in the Palisades … is going, going, gone!

Real estate sales activity was brisk last week in Washington County Utah. Closing 41 escrows from Palisades to Sunbrook since last Monday… St. George’s real estate market is gearing up for our summertime action.

Of last week’s 41 closed escrows, only 7 of them took more than 121 days to close. In other words, the other 34 sold St. George properties were listed, put under contract, and closed within approximately 3 months. That’s fast for St. George.

St. George Utah Weekly Real Estate Statistics

Last week in southern Utah, the “Average” sales price of a home sold in Washington County was $311,844. Listed for less than 65 days, the Average list price per Sq. Ft was $146 with an average sold price of $144 per square foot. Spending even less time on the market, those homes falling within the “Median” price range spent no more than 30 Collective Days on Market (CDOM). Listed for approximately $294,900 and selling for around $295,000, those homes within the Median price range were selling for approximately $136 per square foot.

Selling $13,068,088 worth of Southern Utah real estate for $12,785,626, 22 last week sold listings sold for 99.24% of their Original List Price (OLP).
