While there are actually 39 properties listed on the Active New side of today’s MLS Hot Sheet, three of them were inadvertently misplaced – leaving us with 36 new listings. Of today’s 36 new listings, five have been listed for sale for between $1.6 million and $449,000. Continuing down today’s Active side of newly listed properties we see an additional six listings for sale for between $379,900 and $309,000. For those local contractors looking for some expensive dirt to build their next project, lot number 40 in the Cliff Rose subdivision is currently being offered for $280,000. Next up on today’s Southern Utah Hot Sheet, between $277,400 and $199,900 we find 11 new St. George Utah real estate listings looking for their next owners. Starting off the New Year with a bang – on the “Pending” side of today’s MLS hot sheet, we see 24 Southern Utah properties have been placed in escrow over the last 24 hours. St. George, Utah – it’s December 19, 2014 and there are 23 “Active New” St. George Utah real estate listings on this Friday edition of the Southern Utah MLS Hot Sheet.

Additionally, on this last Friday before Christmas, there have been 10 new Southern Utah real estate listings placed in escrow, and another 27 Saint George Utah listings have successfully navigated the escrow process in the last 24 hours.

Upon greater scrutiny of the Active New St. George Utah real estate listings, we see a duplicate property listed for $1,221,000 and located at 2235 Sidewinder Drive. Next up is a property just listed at 2336 W. Entrada Trail (unit # 43) with an asking price of $739,000. Working our way down today’s Hot Sheet list we see nine new St. George listings between $465,000 and $206,000 have hit the Southern Utah multiple listing service since yesterday, with an additional 12 new properties between $199,900 and $30,000.

From a “Pending” perspective, new Saint George properties being placed under contract and headed for escrow seems to have finally slowed down… just six days before Christmas 2014. Heading up today’s Pending list – at least from a cost standpoint – is a property located at 1460 E. Duck Creek Ridge Road, which now has accepted contract based on a list price of $1,250,000. Between $360,000 and $89,900 there were an additional nine properties that received acceptable real estate purchase contracts (a.k.a. REPC) in the last 24 hours.

In drilling down on today’s closed escrows, we see 27 properties successfully making it to the finish line – with one property, 2085 N. Tuweap Dr. #68 withholding its ultimate sales price. While many of the recently closed escrow’s were vacant lots and land, those sales represent more inventory for contractors to develop into single-family residential units: between $470,000 and $205,000 eight Southern Utah real estate listings have closed escrow. From $191,000 – $113,000 an additional eight Saint George listings have closed before Christmas. Leaving the below 10 Southern Utah vacant lots and land listings closing escrow for between $70,000 and $23,000.

St. George Utah – it’s December 16, 2014 and there are 25 active new St. George Utah real estate listings on today’s Southern Utah MLS hot sheet.

For those Southern Utah real estate investors that have already completed their Christmas shopping and still feel as if they have a few coins in their pocket to spare – there is a new listing at the corner of Plantation Dr. & Sunbrook Dr. – for a mere $84 million. The 730-acre parcel runs alongside the boundaries of the Sunbrook Golf Club, Las Palmas resort, and the WorldMark vacation resort. The newly offered development comprises a mixture of residential density with the engineering work already completed. This 730-acre parcel is already platted for 3,196 residential units of low, medium, and high-density homes; in addition to having set aside 26 acres of land designated for commercial zoning.

While one property withheld its final sales price from the MLS, the other 11 recorded sales weren’t quite so secretive. Additionally, between $272,500 and $54,700, we see six St. George Utah real estate listings also successfully closing escrow.

St. George, Utah – it’s December 15, 2014 and there are 39 “Active New” St. George Utah real estate listings on today’s Southern Utah MLS hot sheet.

In addition to the 39 Active New listings put on the Saint George Utah MLS since last Friday, 12 Southern Utah listings have switched from the “Active” side of the hot sheet to the “Pending” side; furthermore 18 properties have successfully closed escrows since last Friday.

Over the last 24 hours it’s been busy on the pending side of the MLS hot sheet as well.

Always a tough find in the southern Utah real estate market, a 10 unit apartment complex located at 156 N. 500 W. in Cedar City is now under contract based on a list price of $525,000. For those golf aficionados searching for the perfect southern Utah property, you missed a solid opportunity with a listing located in the Sand Hollow Resort subdivision, which was listed for $493,900. Additionally, there are 20 new Pending St. George listings (see: properties now in escrow), as well as 23 newly closed transactions for the entire southern Utah MLS real estate market.

In drilling down on the Tuesday morning MLS hot sheet, the first listing stands out like a sore thumb at $15,650,000. Granted, it’s a commercial real estate listing for one of St. George’s many mini malls – however, this one is centrally located and anchored by T.J. Maxx, Jimmy John’s, Planet Fitness and Alpine Home Medical.

Next up on the Active side of today’s MLS hot sheet list – and a little bit closer to reality – is a vacant lot located at the northwest corner of Commerce Drive and 1630 E. in St. George Utah. St. George, Utah – it’s December 8, 2014 and Saint George’s Realtors have been busy since last Friday; showing out-of-area buyers Southern Utah real estate listings, filling out disclosures, and putting these 36 “Active – New Listings” on the southern Utah MLS hot sheet.

As today’s mortgage rates hover around 4% for a 30 year fixed home loan, potential sellers across the home-owning spectrum are beginning to crawl out from underneath their economic rocks (i.e. their home), and are listing one of their most valuable assets –and selling them for a tidy little profit.

In glancing at today’s active new St. George Utah listings, we see that there are four new properties willing to test the market between $1 million and $500,000. Posting up in a slightly more affordable range – between $475,000 and $250,000 – there are seven new St. George homes searching for their next owner. Between $242,900 and $195,000, there are 10 new Southern Utah properties, whose owners are no doubt hoping to be sold before the New Year. And demonstrating that Southern Utah’s real estate inventory has something for everyone, we see 11 new listings between $170,000 and $36,000 – with the vacant lots and land representing the least expensive listings on today’s Utah MLS Hot Sheet.

Over on the pending side of today’s MLS Hot Sheet, we see that 11 properties now have accepted real estate purchase contracts (REPCs). Of those 11 southern Utah properties now in escrow, three were between $1,125,000 – $429,000; six were between $379,000 and $119,700 … Leaving only two properties below $100,000 headed for escrow based on this weekends real estate activity.
