Starting this week off on the high side of the list and working our way down, we see 7 new listings between $1,020,000 – $350,000 (with one price reduction), 10 new properties between $315,000 – $200,000, and a vast selection of inventory in the sub $200,000 range. While there are several smaller homes and condominiums sprinkled within today’s MLS Hot Sheet … most are vacant lots and land.

Demonstrating the strength and value of this past weekends Open House activity, today’s MLS Hot Sheet shows that 30 properties were put into escrow over the last 72 hours – representing solid weekend of sales. Of the 30 new listings now with an accepted REPC (real estate purchase contract), four were between $1 million –$400,000. From $380,000 down to $199,000 there were an additional 13 listings that caught the right buyer’s eye and are now in escrow. And receiving acceptable contracts at the bottom end of today’s MLS hot sheet were these 13 properties below $160,000 – mostly condominiums/townhomes and vacant lots and land.

St. George, Utah – it’s Friday, November 7, 2014 and there are 29 New Active Listings on today’s Southern Utah MLS Hot Sheet. With the weekend almost here, St. George’s Realtors have been out busily taking listings, creating more inventory for our ever-increasing number of buyers. Starting from the least expensive and working our way up, we see 13 properties listed below $200,000. Next up, between $219,900 and $325,000 there are eight new listings looking for their next owner. And rounding out today’s Active side of the Southern Utah MLS Hot Sheet, there are eight New listings for sale between $349,900 and $6,643,117. Upon closer review of today’s MLS Pending list, we see a total of 15 properties that have accepted a REPC (real estate purchase contract) in the last 24 hours. When scrutinizing this list we see three properties between $64,900 and $120,000; seven listings between $189,000 and $294,728, and an additional five lucky listings between $359,900 and $995,000.

As we head into the second month of November 2014 – 13 properties in the greater St. George area have successfully navigated the escrow process. Of the 13 newly closed escrows – two of which have their sold prices withheld from the MLS – we see five listings below 20 and $49,000 and $150,000, five listings between $155,000 and $223,500. And last but not least on this TGIF, MLS Hot Sheet, the listing with the highest “Recorded” sales price in the last 24 hours was for $460,000.

St. George, Utah – it’s Thursday morning November 6, 2014 and there are 24 new Active Listings on today’s St. George Utah MLS Hot Sheet. Starting with the least expensive listings on today’s Hot Sheet and working our way up, we see a commercial listing asking a $1.25 a square foot, and three vacant lots available for under $95,000. Next up on the affordability scale, there are 6 new listings between $100,000 – $149,900, and an additional eight listings between $159,900 – $299,000. Continuing our way up today’s list, there are an additional eight new listings between $327,500 – $2,250,000. Of particular interest on today’s list is 4,450 sq. ft., four-bedroom, 3 ½ -bath home, located in Paragon Cove in StoneCliff.

St. George, Utah – it’s Wednesday morning November 5, 2014, and there have been 35 New Active Listings placed on the St. George Utah MLS Hot Sheet in the last 24 hours. Upon closer examination of today’s New Active Listings, we see 12 New Listings below $150,000, 17 properties between $159,900 and $308,454 and six new properties hitting the MLS between $340,000 and $559,000. Last but not least on today’s active side of the MLS Hot Sheet for Southern Utah, are 25 building lots (representing a total of 16.62-acres) in a subdivision known as Independent Point. This developer’s dream offers 25 fully improved lots with incredible views of the greater St. George area for $875,000.

In the same 24-hour period, 16 Southern Utah listings received an acceptable Real Estate Purchase Contracts (REPC) on their properties listed for sale. Drilling down on these pending listings, we see six properties under $190,000 now under contract, five properties between $218,000 and $309,900 now in escrow, and four properties between $325,900 and $508,937 with an acceptable REPC. At the top of todays pending list we see a spectacularly appointed Foremaster Ridge home, listed at $1,295,000 headed into escrow.

On the “Closed” side of today’s MLS sheet, there are 20 properties listed as having Closed Escrow – two of which puzzled me. Explaining the first 18 listings that make sense, we see 11 properties below $250,000 that have made it to their ultimate goal, and seven properties between $276,836 and $438,000 also successfully Closing Escrow. As to the two listings that left me perplexed, the first was listed at $229,000 on Bloomington drive and closed for an undisclosed amount – not unusual for developers who plan on fixing and flipping a property for a tidy little profit. The last property appears to be a serious typo … or someone seriously overpaid. In the Dixie Springs subdivision, a property listed at $250,000 – and according to the MLS – closed for $2,247,393. Though I suspect the actual closing price was actually closer to $224,739.

Since yesterday, 24 properties have successfully closed escrow according to the St. George Utah MLS Hot Sheet. In drilling down on the recently closed list of sold properties on today’s MLS hot sheet, we see 8 properties between $36,000 and $140,900 successfully closing escrow. Between $160,000 and $265,000 an additional 10 properties made it to the close of escrow. Leaving six other properties to close escrow between $307,000 and $624,363 – with two properties withholding their sales price from the MLS.

Successfully closing escrow over the past four days were these 30 southern Utah properties. With one sales price being withheld from the MLS, 29 other properties between $15,000 and $620,000 now have new owners. Of the 29 properties that reported their sales price to the MLS, 15 listings closed between $15,000 and $210,000, nine properties between $230,000 and $378,000 – leaving two custom-built homes in Entrada’s Toroweap subdivision at the top of the sold list for the end October 2014; one for $567,006, the other for $616,542.

Upon closer review of the new Active listings on today’s list, we see 12 properties below $150,000 – obviously most are vacant lots and land. Between $159,000 and $300,000, we find 12 fresh single-family residential listings looking for new owners. Additionally, there are 10 new properties between $319,000 and $724,900. And sitting high atop the Active side of today’s southern Utah MLS hot sheet, are 75.45 acres of world-class hunting, fishing, and recreational land on Highway 12, located at the base of Bryce Canyon National Park and the Grand staircase National Monument.

According to today’s list, only nine new properties received an acceptable real estate purchase contract (REPC) in the last 24 hours. Thanks to patients, skillful negotiations, and tenacity … six properties closed escrow (COE) between $300,000 and $510,000. Today’s Real Estate News in Summary: despite fears the contrary, America’s thirty-year mortgage rates continued to slide this week, cultivating hopes amongst some industry analysts that U.S. consumers might soon spark a refinancing frenzy on their existing home mortgages. Falling 5/10 of a percent in the past week alone, the 30-year mortgage rate fell to 3.92% over the last five days – historically significant!

It appears to have been a busy weekend for some of southern Utah’s more active realtors. On today’s Utah MLS Real Estate Hot Sheet there are 30 listings between $150,000 and $300,000, eight listings between $300,000 and $500,000. And sitting high atop today’s MLS Hot sheet – at least from a cost perspective – are two listings between $600,000 and $850,000.

In addition to the 40 new real estate listings on today’s St. George Utah MLS Hot Sheet, 18 properties Closed Escrow (COE) between October 17, 2014 and today, Monday, October 20, 2014. Easily noticeable upon close examination of the recently sold homes in southern Utah, we see an interesting upwards tick towards the high-end market. Between October 17th and October 20th, 13 properties closed escrow for under $150,000 – while four properties COE between $340,000 and $480,000: meanwhile one listing successfully COE for $2,939,292… Not bad!

For today’s pending list, we see the 22 Active listings have now been put Under Contract – meaning they have accepted a real estate purchase contract (REPC) and have now opened escrow – during the last three days. Of the new pending listings, three were under $150,000, 11 were between $150,000 and $300,000, six were between $300,000 and $500,000 … Leaving two listings at the top of the pending list: one for $895,000, the other for $959,000. Again, not bad for little old St. George Utah.
