St. George Utah Real Estate Listings: New, Pending, Sold

St. George, Utah – it’s another beautiful Wednesday morning, February 11, 2015, and over the last 24 hours 56 “Active New” St. George Utah real estate listings have shown up on the Southern Utah MLS hot sheet.

Of the 56 purportedly new Southern Utah properties appearing on today’s MLS hot sheet, only 26 are actually new to the Saint George Utah MLS. The remaining listings were in some way updated (see: new pictures, updated documentation, or completed disclosures), then placed back on the New side of the WCBR MLS hot sheet, as the means of notifying the other Realtors on the WCBR (Washington County Border Realtors) of their updated status.

In addition to the Active New Southern Utah real estate listings cited on today’s MLS hot sheet, it also shows that 18 Saint George listings have received and accepted a REPC (real estate purchase contract) and are now in escrow. Additionally, and perhaps more importantly, 25 Southern Utah listings have successfully closed escrow since yesterday morning.

While single-family residential units have historically been the primary focus of this real estate blog, today’s batch of new Southern Utah listings seems to be geared more towards the influx of buyers searching for Southern Utah luxury lots and land listings. Appealing to those buyers looking for that perfect combination of views, amenities, and privacy – from which they can build their own custom southwestern dream home – here’s today’s land rich list.

St. George, Utah – it’s Monday morning January 5, 2015 and on this first official day back at work in the New Year, there are 36 “Active New” St. George Utah real estate listings on today’s Southern Utah MLS Hot Sheet.

While there are actually 39 properties listed on the Active New side of today’s MLS Hot Sheet, three of them were inadvertently misplaced – leaving us with 36 new listings. Of today’s 36 new listings, five have been listed for sale for between $1.6 million and $449,000. Continuing down today’s Active side of newly listed properties we see an additional six listings for sale for between $379,900 and $309,000. For those local contractors looking for some expensive dirt to build their next project, lot number 40 in the Cliff Rose subdivision is currently being offered for $280,000. Starting off the New Year with a bang – on the “Pending” side of today’s MLS hot sheet, we see 24 Southern Utah properties have been placed in escrow over the last 24 hours. Today’s top property on the pending side of the MLS hot sheet is this architectural tour de force; secluded in the warm embrace of Southern Utah’s red sandstone cliffs, this Kachina Cliffs home offers its new owner a fashionable platform to showcase their modern southwestern style for a mere $1,199,000. While the holidays traditionally slow down Southern Utah’s real estate market … it certainly doesn’t stop it. Providing evidence to that effect, we see 11 St. George real estate listings closing escrow in the last 24 hours between $499,000 and $53,000.

When glancing at today’s active list, we see six new listings below $145,000, 13 new listings between $150,000 and $300,000, and an additional six listings between $310,000 and $500,000. Topping today’s active side of the MLS Hot Sheet is a listing located at 2410 W. Entrada Trail # 42, which has been listed for $849,000. The Entrada listing is a 4,895 sq. ft. St. George, Utah – it’s Tuesday, October 28, 2014 and there are 48 properties on today’s MLS Hot Sheet. Of those 48 properties, there are 17 new listings under $150,000 – though most are vacant lots of land. For single-family residential real estate between $150,000 and $300,000 we see 16 additional properties. From $310,000-$540,000 there are 11 well appointed southern Utah homes for sale – and at the head of the class, costing over $1,295,000, a spectacular Foremaster Ridge residents tops the list.

Upon closer examination of the pending list we see 15 properties below $150,000 now with accepted contracts, nine properties between $150,000 and $300,000 and an additional five listings were put under contract between $350,000 and $700,000.

Last … but certainly not least, we see that 19 properties successfully closed escrow yesterday in St. George Utah. Of yesterday’s closed escrow’s, eight properties were less than $200,000, 10 properties closed between $240,000 and $300,000, and remaining king of the hill for October 27, 2014 was a listing the closed at 1450 Tuweap Drive, which closed for $710,000 after first being listed for $779,900.

Starting with the most affordable listings, we see seven vacant lots and land listings below $100,000. Next up, there are nine new listings between $100,000 – $200,000, and an additional 14 listings between $207,900 and $300,000. And last, but certainly not least, the high-end of the market has 10 properties between $319,000 and $500,000… with an additional five listings between $509,000 and $744,900.

Looking at the closed escrow list, we find 18 properties that successfully closed escrow (COE) yesterday, October 22, 2014. Of the 18 properties that COE yesterday, eight were between $21,500 and $115,700, an additional five were between $137,000 and $200,000 – leaving the remaining four properties closing for between $215,000 and $749,000.

In addition to the 47 new listings and 18 closed escrow’s, we see an additional 22 properties that now have accepted Real Estate Purchase Contract (REPC) in the greater St. George Utah area. Upon closer examination of the pending list we see 14 properties between $35,000 and $200,000 now under contract – and an additional eight listings between $205,500 and $419,900.

As of yesterday, 24 listings changed their status from ‘Pending’ to ‘Closed.’ Of the 24 freshly closed escrow’s, 12 listings were $210,000 or less – while the remaining 12 sold properties ranged from $220,000 all the way up to $1.1 million.

Upon closer examination of yesterday’s properties put into escrow, we see nine properties between $210,000 and $500,000 under contract, and an additional seven properties between $$50,000 and $169,900 received accepted REPCs yesterday.

While it looks like quite a few of the areas Realtors were out taking listings yesterday, 15 properties were able to successfully Closed Escrow (COE) as well. Not bad. Of yesterday’s successfully closed escrow’s, 14 of them were under $350,000 – leaving only one COE for over $500,000.

For those area property owners hoping to sell a home, yesterday represented a relatively active market. Nine Southern Utah listings were put under contract – while eight listings were under $280,000, one property was listed for over $644,000.

With only two months to go before 2014 ends with a thud and the September St. George Utah real estate market conditions and statistics remain stable. Taking a quick glance at the current inventory, we see that the greater St. George Utah area – including Santa Clara, Ivins, Washington, Hurricane, Brookdale, and Pine Valley – have 1,220 Active single-family and or condo/townhomes for sale; with additional an289 listings currently in a pending status on the Washington County Board of realtors MLS.

The St. George Utah real estate market has definitely witnessed some dramatic highs and lows recently. For the month of September Realtors in Southern Utah sold 280 listings, representing a significant decline over last years 301 sold properties for the month of September. During the month of September a total of 2005 Active Listings were put on the MLS in the hopes of being sold, skyrocketing up from last year’s September Active Listings of 1691.

Days On Market

With the holiday seasons just around the corner, it’s critical for home sellers in the southern Utah area to understand that historically, the holiday season means increased “Days on Market.”  In comparing the average days on market for a listing in September, we see a properly priced home only lasting approximately 78 days. That same home, with the same agent and the same list price could expect to spend an additional 20 days on the MLS if they listed in January.

Popular Price Range

St. George Utah’s real estate inventory under $300,000 remains strong. As Southern Utah’s housing inventory gets picked over, those with access to the MLS can easily see that the most desirable price range continues to be $300,000 and less. In examining the below data set we see the past 30 days of MLS activity in the Southern Utah area. The below list demonstrates those homes priced under $200,000 had the most buyers competing for their property – continuing a long and healthy trend. As a general rule of thumb, most homebuyers feel comfortable in this price range. Generally looking for approximately 1800 ft.² in a flexible floor plan, today’s buyers want homes that backup to open space in newer communities. Additionally, one of the requests I hear more often than not from my out of area buyers … is to keep them out of any PUDs (planned unit development) and any community that has an HOA (homeowners Association).

In looking at the residential data sets provided by the Washington County Board of Realtors, we see the housing sector in southern Utah is holding its own. As the number of active listings remains steady and the absorption rate continues to slowly increase, the days on market for a properly priced homes have fallen sharply. With a 2.91% increase, the median priced home sold in southern Utah jumped from $232,000 in 2013 to $249,000 in 2014.

In summation – the proper price is critical to getting your home sold in southern Utah. With golf courses, nature and a plethora of fun things to do nearby, St. George Utah real estate has never really been that hard to sell, provided it’s properly listed.
