St. George Open Houses: Copper Canyon, Pine Valley, Treasure Valley and more

St. George, Utah – It’s Saturday, June 17, 2017, and so far there are seven open houses scheduled for today’s Southern Utah Open House Directory.

While a quick check of the Washington County Board of Realtors FLEX MLS system indicates there are 706 single-family residential listings and/or condominium/townhomes currently listed for sale in Washington County, there are only 7 Open Houses scheduled for today.

Scattered throughout our corner of southern Utah, today’s open houses will occur in the subdivisions of  Copper Canyon, Lava Bluff, Pine Valley Ranchos, La Paloma, Bloomington Hills, Treasure Valley, and Crestview. On a price per square foot basis, today’s open house inventory ranges from a low of $143 per sq ft to a high of $201 per sq ft.

Pine Valley, Utah

Located at the headwaters of the Santa Clara River, Pine Valley, Utah, enjoys an idyllic setting. Just a short 45-minutes outside of St. George proper, the tiny little mountain community enjoys cooler summers and annual snowfall. Today on the Pending Sales side of the aisle, we see 16 properties that now have an accepted REPC (real estate purchase contract). Running the price spectrum, five properties under $150,000 were put under contract, as well as seven properties between $159,000 and $319,000, and another three properties between $322,900 and $1,500,000. All in all … not a bad day of activity.

New Home Sales Soar To A Six-year High

St George Utah Real Estate News:  Sometimes it takes a while to get back in shape – according to the Census Bureau, the sale of newly constructed, single-family residential homes skyrocketed throughout the month of August. Prompting some to believe that the national housing market is beginning to again flex its economic muscle.

Leaving many economists with an ear to ear grin, the federal government’s Wednesday release of the Census Bureau report shows that Aug. home sales peaked at a seasonally adjusted annual rate of 504,000 units. Representing a 33% increase above sales this time last year. This 2014 August sales report represents the greatest increase in sold units since May 2008.

Taking a bit of the sting out of last month’s housing data – which showed national housing starts declining by 14% from July, financial pundits and economists alike reacted to Wednesday’s surge in sales.

• “Break out the champagne. The weak link in this recovery from ‘financial crisis and recession’ has been housing, and now, housing is back,” said Chris Rupkey, chief financial economist of Bank of Tokyo-Mitsubishi.

• “Although still a far cry from the heady days of 2005’s peak selling rate of nearly 1.3 million units for the year as a whole, this gain in new home sales confirms the message of the (National Association of Home Builders) housing market survey — namely the new housing market is improving,” said RDQ Economics.

• “Unbelievable,” wrote IHS Global Insight economists. They predict August’s reported sales will be revised down in future months.

• “The advance to north of (500,000) in new home sales is more likely than not a flash in the pan,” said RBC Capital Markets.

While the more seasoned and cynical among us expect that the August sales numbers might potentially be revised down, financial analysts believe the broader improving trend is potentially here to stay.

While the housing sector has continued to disappoint forecasters throughout 2014, many of the larger national homebuilders remain optimistic as we head into the final stretch of 2014. According to the National Association of Home Builders/Wells Fargo index, which measures builder sentiment, the NAHB remained extremely optimistic about the continued uptick in production for the end of this year.

For August 2014, the median price of nationally sold new construction was $275,600 – representing a 2% increase from the median July, 2014 sales price.
