Southern Utah Sales Report: Realtors Sell 309 Homes In July

The July 2019 sales statistics are in, southern Utah Realtors sold 309 homes/condos in 31 days.

St. George Utah –   Between July 1 and July 31, 2019, Realtors with the Washington County Board successfully closed escrow on just over $106 million in real estate transactions.

Southern Utah Realtors in Washington County sold 309 homes/condos during June 2019, according to MLS statistics from the Washington County Board of Realtors (WCBR) and it’s FlexMLS system. Categorized as either a single-family residential unit or a condominium/townhome, 160 of July’s 309 closed escrow’s occurred less than 30 days.

 Ignoring the sale of vacant lots and land, commercial property, manufactured housing and fractional ownership, July’s MLS statistics provided by the WCBR and the Flex system, indicates the top sale in the last 30 days occurred in the subdivision of Lion’s Head Estates at Green Springs for $1.25 million. The property was first listed on the WCBR multiple listing service on 4/23/2019 and closed escrow on 7/23/2019.

 Per the WCBR’s sales statistics for July 2019, the ‘Average’ price of a home sold in southern Utah over the past 30 days was $343,491. Also, since July 1, the ‘Median List Price’ for a home in southern Utah has been roughly $315,000, with those homes typically selling for approximately $312,000 – or $170 per square foot. Between July 1 and July 31, Realtors with the Washington County Board successfully closed escrow on 309 real estate transactions valued at $106,138,795.

Southern Utah’s homes were closing quick during the month of July. In Washington County, 51.8 percent of all single-family residential / condominium sales occurred within 30 days of being placed on the MLS, according to FlexMLS. And of real estate listings that sold within the first 30 days, the owners received an average Sales Price to Original List Price ratio of 99 percent.

As of July 31, 2019, Realtors with the WCBR have sold 3,063 real estate listings for the year. Down 4.5 percent on a year-over-year basis, in 2018 Realtors with the local board successfully closed 3,209 deals by July 31.

As of Thursday, August 1, there are approximately 736 single-family residential listings and/or condominium/townhomes for sale in the greater St. George area. The WCBR Market Summary for July 2019 indicates our absorption rate is just over 3.5 months. In other words, if no new listings were taken and placed on the Washington County Board of Realtors MLS system – our inventory would be depleted within approximately 3 months.

45 Southern Utah Real Estate Listings Closed Escrow Last Week

Southern Utah’s Realtors sold more than $13M in real estate for the week of September 25, 2017

St. George, Utah – it’s Monday, October 2, 2017, and over the past seven days, members of the Washington County Board of Realtors have successfully closed 45 real estate transactions in Washington County.

Southern Utah’s diligent Realtors apparently didn’t get the message that Americans are buying fewer homes based on four debatable rationales: fear of the process, down payments, millennial contempt, and job instability. Bucking the trend, Washington County Realtors ended September on a strong note.

Dubious rationale and fears aside, of last week’s 45 closed escrow’s – 32 real estate listings closed in less than 30 days. An incredible task given today’s lending requirements, one can only assume a majority of those escrows closing less than 30 days were all cash transactions.

Selling faster than their more expensive cohorts, southern Utah real estate listings falling between the Median” and “Low “price per square foot” received 98% of their Original List Price during the last week of September.

For the week of September 25, 2017, the Average Sold Price for a real estate listing in southern Utah was $306,351. With a list price of $198 per square foot (PSF), those homes falling within the Average PSF price range sold in another 43 days for approximately $194 per square foot. Medium priced real estate listings in Washington County for the last week of September had an average sales price of approximately $276,000 and an average list price of $275,500.

Cobblestone, Cheyenne, and Castle Rock: 37 Listings Closed Last Week

Sold over the past seven days in Southern Utah, 37 single-family residential listings or condominiums/townhomes have successfully closed escrow in Washington County.

As is usual for this time of year in Southern Utah, the heat is up and our sales are down. Sold in less than 30 days by some of St. George’s knowledgeable Realtors, 22 of last week’s 37 closed escrow’s successfully completed their transaction within a month of listing the property.

Listed for $145 per sq ft and selling for $143 per sq ft, those homes falling within the Median price range spent an average Collective Days on Market (CDOM) of approximately 23 days. Meanwhile, those homes languishing at the High end of the price per square foot spectrum spent anywhere from 194 to 349 CDOM.

Cognizant that perceived value matters, the remaining 15 Southern Utah real estate listings took significantly longer to find their respective buyer and close escrow: 9 sold b/t 31-60 days; 3 closed in under 90 days; 1 took up to 120 days, and 2 were on the WCBR (Washington County Board of Realtors) MLS (Multiple Listing System) for more than 6 months.

Selling $10,439,676 worth of prime Southern Utah real estate for $10,616,421 – 59.46% of last week’s closed escrows completed their transaction in less than 30 days.

Cottonwood Creek, Citadel, and Pheasant Meadow: Sold Southern Utah Real Estate

Over the past seven days, southern Utah Realtors sold (closed escrow) 35 homes in Washington County. From the Cottonwood Creek subdivision in Santa Clara to the Citadel in Ivins, Realtors with the Washington County Board closed nearly $12.5 million worth of real estate since last Monday.

It’s Monday, May 8, 2017, and compared to last week’s activity (60 sold), this week’s 35 closed escrows is a strong indication that summertime is upon us. Historically slower thanks to our warmer weather; the Washington County real estate market generally slows down between May and August.

Last week, of the 35 sold real estate listings, 24 sold in less than 30 days, 2 took less than 60 days, 3 sold in 90 days, and six took more than 121 days to eventually close escrow. The below graph indicates the ‘Average List Price’ of a home in greater St. George over the last seven days was $370,854. Meanwhile, the average ‘Sold Price’ during the same time period was $356,750. Also worth noting, the Median List Price of a home on the Washington County Board of realtors last week was $239,900 – or $142 per square foot.

Originally listed for $12,979,877, southern Utah’s Realtors collectively closed 35 escrows for $12,486,256, over the past seven days.

Washington County Weekly Real Estate Report: 67 Closed Escrow’s

It’s Monday, April 3, 2017, and over the past seven days, 67 single-family residential listings have successfully closed escrow in Washington County Utah. Also, according to this week’s Southern Utah Weekly Real Estate report, there were multiple sales in several neighborhoods since last Monday. From the Bloomington Country Club area to Sunriver, it was another busy week for southern Utah’s Realtors.

Of the 67 closed escrow’s occurring last week in Washington County, those homes priced appropriately, of which there were 40, sold in less than 30 days. Meanwhile, those Washington County MLS listings with an elevated ‘per sq. ft.’ languished on the market for an extended period. Understanding that more expensive homes take longer to sell, nine listings on the ‘High’ end of the MLS took more than six months to find the right buyer.

This past week in Washington County, the Median list price of a home for sale was a very reasonable $240,000 – perhaps too reasonable. Particularly since the Median sales price of a home in Washington County was $245,000. Meanwhile, the Average home in southern Utah listed for $277,575 and sold for $274,740. Netting approximately 98.91% of their original list price, those homes listed in the Average price range had a Cumulative Days on Market (CDOM) between 57 and 72 days.

Selling $18,407,623 worth of real estate in Washington County over the past seven days, those homes listed in the ‘High’ price category spent anywhere from 494 days to 981 days, trying to find the right buyer.

St. George, Utah – it’s Tuesday morning February 23, 2015, and there have been 15 ‘Active New’ St. George Utah real estate listings placed on Southern Utah’s MLS over the last 24 hours – providing some interesting St. George Utah real estate activity and statistics.

According to today’s Washington County Board of Realtors (WCBR) MLS (multiple listing services) Hot Sheet, 27 St. George Utah real estate listings have been placed under contract and are now in escrow – while 12 properties have successfully closed escrow. Furthermore, when drilling down on the last 30 days of data provided by the Washington County Board of Realtors flexmls system, we see the greater St. George real estate market has had 305 real estate listing successfully close escrow, 287 properties have been placed under contract (pending), and 899 new single-family residential listings have hit the MLS.

As the snow melts from yesterday’s somewhat unexpected flurries and the masses that were here visiting for the 2015 Parade of Homes make their long trek home, communities like SunRiver have started off the year with some strong numbers. Between 1.24.2015 and 2.24.2015, SunRiver has witnessed 11 single-family residential listings successfully closing escrow. With a median list price of $239,900 and a Cumulative Days on Market (CDOM) hitting 139 days, the median sales price for a home in SunRiver is holding steady at a respectable $232,000.
