Point West, Riverside Cliffs, and Greystone: 54 Real Estate Listings Sold in St. George

For the week of May 29, 2017 – Realtors on the Washington County Board sold 54 real estate listings worth more than $16 million.

Sold in subdivisions throughout the greater St. George area, the majority of last week’s closed escrows (COE) occurred in less than 35 days. Selling for between $160 per square foot and $260 per square foot, our out of area buyers are continuing to see the intrinsic value of the southern Utah lifestyle.

Southern Utah Weekly Real Estate Statistics – Week of May 29, 2017

Of those Southern Utah real estate listings sold since May 29, 33 received a REPC (real estate purchase contract), completed their contingency period, and closed escrow within 30 days. Keeping in mind that getting a quick offer on a new listing is all about the price per square foot, and the perceived value related to it, the remaining 21 listings took significantly longer to find their respective buyer and close escrow: Six COE b/t 31-60 days; four closed in under 90 days; three took up to 120 days, and eight were on the MLS for more than 6 months.

Selling $16,845,166 worth of prime Southern Utah real estate for $16,563,487 – 61% of last week’s closed escrows completed their transaction in less than 30 days.

In addition to the 38 new Southern Utah real estate listings placed on the MLS over the last 24 hours, there are now 16 more pending properties working their way through the escrow process, and 7 closed escrows for the greater St. George area.

St. George, Utah – it’s Monday, October 27, 2014 and there are 36 new Active listings on the Washington County Board of realtors MLS system. Under $100,00 we see 8 new listings. Between $119,000 and $350,000 there are 22 new listings – and at the top end of todays MLS hot sheet we see an additional 16 new properties between $365,000 and $3,185,000 looking for owners.

In addition to a swarm of new inventory on the active side of the MLS, from 10/24 to 10/27, 22 Southern Utah MLS listings received and accepted REPC (real estate purchase contract). Upon closer examination of the pending list, we see three properties under $150,000 which now have an accepted contract, nine properties between $175,000 and $350,000 that have been put under contract, and an additional 10 properties between $365,000 and $690,571 which must now wait patiently to close escrow.

Going out on a high note, from October 24, 2014 through October 27, 2014, 19 properties successfully closed escrow (COE). Of the 19 newly closed escrows over that three-day period, nine were below $150,000, with an additional nine properties closing between $163,989 and $770,000.

St. George, Utah – it’s Tuesday morning September 23, 2014 and yesterday Southern Utah’s Realtors were Busy Bees. With a total of 48 properties listed on today’s flex MLS / WCBR Hot sheet, two of the properties were price changes only (when a Realtor is granted a price reduction on the Multiple Listing Service) and the other 46 were brand-new listings for southern Utah.

Of today’s 46 new listings, seven are over $400,000; nine listings are between $200,000 and $300,000 and 13 properties between  $100,000 and $200,000. And last but not least, for those developers out there searching for their next project. Rachel Jessop of ERA’s new Harmony office listed 12 lots for development in the Dixie Springs area of the Sand Hollow reservoir. According to the MLS data sheet all of the SIDS have been paid in full for these 12 lots. Builders looking for their next project need to take a look at this. The Dixie Springs subdivision is centrally located in Southern Utah near Sand Hollow activities, golf and fishing.

St. George Utah MLS HOT Sheet: New Listings, Pending Sales, Closed Escrows | September 18, 2014

St. George Utah – It’s a fine Thursday morning in the occasionally wet Southwest. As Realtors prepare to wake up and face a barrage of emails, asking about new listings, pending escrows, and what their neighbors house sold for? A handful of hard-working agents listed an additional 46 properties for sale yesterday in St. George – additionally three active listings received accepted contracts and now sit on the MLS in a pending status and one home successfully closed without a hiccup.

While Saturday and Sunday offer a respite for the average 9-to-5 workers, the weekend is generally considered a condensed version of Monday through Friday for the average Realtor. With Open houses, showings, listing presentations and a plethora of other required tasks to accomplish… it can seem a bit hectic. In preparation for that juggernaut of activity, it’s time to start printing flyers, organizing tours, and getting ready for today’s Washington County  Board of Realtors luncheon. Today, the WCBR will announce their boards election results and install the new officers and board of directors. So it’s just about time to get ready.

FHFA Examines Home Prices at Both Regional and MSA Levels

As part of my Saturday morning ritual, I like to start my day trolling the Internet for potentially useful information for my clients, in the hopes of helping those looking to relocate to the greater St. George, Utah, area. Helping them gain critical insight on their own local market.  On a monthly basis the National Association of Realtors puts out their Economists’ Outlook blog which goes around the country gathering pertinent MLS activity data for the sole purpose of drilling down on regional markets. Which more often than not finds itself subject to regional market conditions and variables.

While some may understand many of these abbreviations – I have to assume that some do not. So, as a quick roadmap the acronyms you’re about to bounce into in this rather brief but helpful article, I will provide a quick translation … from gibberish to English:

FHFA = Federal Housing Finance Agency

MSA = Metropolitan statistical area

NAR = National Association of Realtors

  • Earlier this week, we looked at the FHFA and Case-Shiller release focusing on national data trends.  Today, we’ll dig a bit deeper to look at more local data at the regional, state, and city or MSA level.
  • FHFA releases monthly data at the Census division level and quarterly state and metro area data.  Case-Shiller offers data on 20-cities monthly.  Both of these sources confirm the trend seen in NAR measures.
  • At the regional level: the most robust home price gains from a year ago were still in the West in spite of the fact that this region has seen the biggest drop in the growth rate.  NAR reported price change of 6.4% and 6.5% from a year earlier in both June and July in the West.  According to FHFA year over year prices in June 2014 rose 9.4 percent in the Pacific division which includes Hawaii, Alaska, Washington, Oregon, and California and 7.3 percent in the Mountain division which includes Montana, Idaho, Wyoming, Nevada, Utah, Colorado, Arizona, and New Mexico.
  • While NAR data showed the smallest price growth from a year ago in the Northeast (0.6% for the year ending in June and 2.7% for the year ending in July), FHFA showed the smallest gains of 1.9 percent in the East South Central Census division which includes the states of Mississippi, Alabama, Tennessee, and Kentucky.
  • State by state data showed that Western states top the list.  Nevada and California each saw house prices rise in the double-digits, 14.8 and 11.4 percent, respectively.  North Dakota is ranked 4th in a list that includes DC in the rankings at number 3.  At the other end, only Mississippi saw a loss in home prices from one year ago.  Connecticut and Alaska each saw home price gains of less than 1 percent.
  • Among cities, Case-Shiller reported the biggest year over year gains in Las Vegas and San Francisco.  Each had more than 12% year over year gains—high, but a marked slowdown.  Miami, Los Angeles, Detroit, and San Diego were next on the list, each showing year over year gains of more than 10 percent from a year ago.  The smallest gains in Case Shiller’s cities were Cleveland at 0.8 percent, Charlotte at 3.8 percent and New York at 4.3 percent.  However, the data provided evidence that the longer trend may be shifting. San Francisco had the smallest month to month price gain whereas New York had the largest.

It’s been a busy night playing with the website, re-building it in anticipation that at some point in the near future, banks will be willing to lend at a slightly more helpful pace. Ultimately allowing those looking to relocate to southern Utah in making a seamless transition; closing escrow on their old place and new St. George home simultaneously.
