Silverstone or  River Hollow, Southern Utah Realtors Host 11 Open Houses Weekend of June 23rd

St. George, Utah –  With an Average List Price of  $439,841 – or $181 per square foot – today’s 11 open houses have a collective value of just under $5 Million

Of today’s 11 available properties, a potential point of future negotiations for buyers to consider is the listings “Cumulative DOM”  (Days on Market). A direct reflection of how potential buyers view the listing’s per square foot price point, location, and amenities, those listings languishing on the MLS for an extended period of time are targets for week offers.  

As most home buyers already know, in a active real estate market where the average listing is sold in less than 60 days, those homes on the Multiple Listing Service (MLS) for more than 90 days are viewed as having “issues.”

A soft target in the world of real estate negotiations, the home listed for $460,000, at 2658 E. 1400 S., in the River Hollow subdivision has been on the market for 324 days – which is a lifetime in this market.

Anasazi, Kachina & The Ledges: 57 Sold In St. George Subdivisions

Southern Utah Realtors sold 57 real estate listings in St. George subdivisions over the past seven days.

Eagle’s Landing, Northbridge Estates, Castle Rock, and Anasazi Ridge at Entrada – in each St. George subdivision an MLS listing closed escrow for more than $500,000.

It’s Monday, May 22, 2017, and the surge in southern Utah real estate sales continues. Down from last week’s 59 sales but up on a seasonal average, the majority of this past week’s closed escrows occurred in less than 60 days. Receiving 97.89% of their Original List Price, those homes falling within the ‘Median’ price range spent an average of 31 ‘Collective Days on Market.’

Some listings sell for more, some for less. Some receive full price offers, while others – not so much. Of last week’s 57 closed escrow’s, 28 completed the sales process within 28 days; 12 in less than 60 days; 7 under 90 days, and 9 homes closed escrow within 120 days of their original list date. Worthy of note, in looking at the Washington County Board of Realtors sales information for last week, those homes with an ‘Average’ list price had an average ‘Sold Price per Sq Ft’ price of $145. The interesting thing about that is, the average ‘List Price per Square Foot’ was $143. No doubt, a sign of reduced inventory and increased demand.

Southern Utah’s Realtors have closed escrow on $19,375,751 worth of real estate for $19,379,367 as of Monday, May 15, 2017.

St. George Utah Real Estate Report: Closed Escrows, September 5 – September 12

St. George, Utah – it’s Monday, September 12, and over the past seven days, the Washington County Board of Realtors have moved 27 single-family residential listings from the ‘Active’ side of the MLS … to the ‘Closed’ side.

While many homebuyers were out shopping this past weekend, emblazoned in crimson red, the University of Utah took down “the righteous” at BYU in the last seconds of this weekend’s “Holy War.” Thanks to a single point and some questionable coaching, the University of Utah was able to hold off BYU during the final moments this year’s game. And … the world watched as America collectively hung their heads in Memorial. Remembering the victims of 9/11 and the oath we took as a nation to defeat terrorism, Sunday represented the 15th anniversary of our national descent into the world of hateful ideology.

As the world keeps spinning: Upon further inspection of the 27 closed escrows from last week, we see five listings have closed escrow between $575,000 – $350,100; ten listings between $342,000 – $225,000; leaving the remaining 12 closed escrows occurring between $217,500 – $124,000.
