St. George, Utah – it’s Tuesday morning December 2, 2014 and there are 14 new St. George Utah real estate listings on the southern Utah MLS hot sheet.

Now that Black Friday and Cyber Monday have come and gone – Southern Utah’s Realtors have gotten back to the business at hand … listing and selling real estate.

In addition to the 14 new listings placed on the WCBR MLS, there were 30 new properties put into escrow, and 15 closed escrows for the greater St. George Utah area over the last 24 hours.

Omitting today’s two misplaced “Active – New listing” hot sheet updates – one expired and one pending – we see six properties under $125,000 that are either new or have had its price reduced since yesterday. Additionally, there are six new listings between $137,000 and $249,900 just looking for the right buyer to see their value. Between $329,900 and $569,000 there are eight new St. George Utah real estate listings rounding off today’s southern Utah MLS Hot Sheet.

Drilling down on the pending side of today’s MLS Hot Sheet, we see a bunch of activity below $200,000: nine listings between $24,999 and $125,000; seven listings between $129,500 and $199,900; nine listings between $215,000 – $299,900; and last but not least, another five St. George properties between $319,000 and $467,500 now headed for escrow.

Residing as the top dog on the “Closed” (see: Sold) side of today’s Hot Sheet, is a Charming colonial pioneer home in downtown St. George. Built in 1890 and continually updated. The home sat on a .40 acre lot and enjoyed the mature beauty of five 50 Ft. trees, providing shade and ambiance to one of the areas traditional St. George Victorian era classics. Continuing to work our way down today’s Closed side of the MLS list, we see an additional six new closed escrow’s occurring between $278,000 and $204,000; five listings between $181,500 – $108,500, and last but not least … Three new closed escrows between $103,500 and $7200.

Today’s southern Utah real estate news in summary: the areas average single-family residential sales price has increased approximately 5% over the last 12 months. Jumping from an average sales price in 2013 of $263, 259 to $276,471 for 2014. (See below chart.)

St. George Utah – it’s Wednesday, October 29, 2014 and their 34 new properties on the Southern Utah MLS hot sheet. Upon closer review of the new Active listings on today’s list, we see 12 properties below $150,000 – obviously most are vacant lots and land. Between $159,000 and $300,000, we find 12 fresh single-family residential listings looking for new owners. Additionally, there are 10 new properties between $319,000 and $724,900. And sitting high atop the Active side of today’s southern Utah MLS hot sheet, are 75.45 acres of world-class hunting, fishing, and recreational land on Highway 12, located at the base of Bryce Canyon National Park and the Grand staircase National Monument.

The Pending list; the one that notates when a southern Utah MLS listing has been put into escrow, shows rather anemic activity for yesterday. According to today’s list, only nine new properties received an acceptable real estate purchase contract (REPC) in the last 24 hours. Upon closer examination of today’s pending list, we see five properties below $150,000 now in escrow, with an additional four listings between $240,000 and $399,000 also receiving acceptable contracts.

For today’s main attraction – Closed Southern Utah Real Estate Transactions – we see 21 properties successfully made it to the finish line, otherwise known as a Closed Escrow – or COE. Of the 21 successfully Closed Escrow’s, eight properties under $150,000 Closed, 9 property between $175,000 and $228,000 also made it, and an additional four properties between $235,420 and $684,036 topped off the list of today’s recently Sold Southern Utah Real Estate.
