Cobblestone, Cheyenne, and Castle Rock: 37 Listings Closed Last Week

Sold over the past seven days in Southern Utah, 37 single-family residential listings or condominiums/townhomes have successfully closed escrow in Washington County.

As is usual for this time of year in Southern Utah, the heat is up and our sales are down. Sold in less than 30 days by some of St. George’s knowledgeable Realtors, 22 of last week’s 37 closed escrow’s successfully completed their transaction within a month of listing the property.

Listed for $145 per sq ft and selling for $143 per sq ft, those homes falling within the Median price range spent an average Collective Days on Market (CDOM) of approximately 23 days. Meanwhile, those homes languishing at the High end of the price per square foot spectrum spent anywhere from 194 to 349 CDOM.

While 22 of last week’s sold Southern Utah real estate listings received a REPC (Real Estate Purchase Contract), completed their contingency period (due diligence), and closed escrow within 30 days. Cognizant that perceived value matters, the remaining 15 Southern Utah real estate listings took significantly longer to find their respective buyer and close escrow: 9 sold b/t 31-60 days; 3 closed in under 90 days; 1 took up to 120 days, and 2 were on the WCBR (Washington County Board of Realtors) MLS (Multiple Listing System) for more than 6 months.

Selling $10,439,676 worth of prime Southern Utah real estate for $10,616,421 – 59.46% of last week’s closed escrows completed their transaction in less than 30 days.

Southern Utah Weekly Sales Report for Dec. 7 – 14

St. George, Utah – it’s Monday, December 14, 2015. And since it’s Monday, that must mean it’s time for the Southern Utah Weekly Sales Report for Dec. 7 – 14. According to the WCBR, over the past seven days 35 single-family residential listings and/or condominiums have successfully closed escrow.

As the feds continue to signal a modest interest rate hike is likely in our near future, something many are saying will be a “major macro error,” today is when inquisitive agents on the southern Utah Board of Realtors take an insightful gaze at their weekly sales report, extracting important data points from this past week’s sold St. George real estate listings.

While Washington County households prepare themselves for the onslaught of last-minute shopping excursions, extended houseguest stays, and the added accumulation of holiday bills, the added holiday distraction has resulted in Washington County’s real estate market selling 10 fewer single-family residential units and/or condominiums over the past seven days than two weeks prior.

Witnessed in both the affordable housing sector and moderately priced real estate markets … and leaving the $500k + sector flat for the week.

Example: The most expensive single-family residential listing to successfully close escrow over the past seven days occurred in the Padre Canyon Estates subdivision, and closed for $488,200 – on a list price of $497,900. According to the local MLS, there are currently 122 single-family residential listings over $500,000, and since the beginning of 2015, 225 properties over $500,000 have successfully closed escrow; of those, only 20 were in the million + club.

Starting off with the very affordable La Ventia townhome that C.O.E. (Closed Escrow) for $104,000 over in Washington City, and capping off the week’s sales with a Shonto Point home, surrounded by the breathtakingly wild landscape that embraces the Kayenta subdivision. Closing escrow for $485,000, the Shonto Point sale represents the most expensive transaction completed in Washington County since November 2, 2015. St. George, Utah – it’s Tuesday morning February 23, 2015, and there have been 15 ‘Active New’ St. George Utah real estate listings placed on Southern Utah’s MLS over the last 24 hours – providing some interesting St. George Utah real estate activity and statistics.

According to today’s Washington County Board of Realtors (WCBR) MLS (multiple listing services) Hot Sheet, 27 St. George Utah real estate listings have been placed under contract and are now in escrow – while 12 properties have successfully closed escrow. Furthermore, when drilling down on the last 30 days of data provided by the Washington County Board of Realtors flexmls system, we see the greater St. George real estate market has had 305 real estate listing successfully close escrow, 287 properties have been placed under contract (pending), and 899 new single-family residential listings have hit the MLS.

As the snow melts from yesterday’s somewhat unexpected flurries and the masses that were here visiting for the 2015 Parade of Homes make their long trek home, communities like SunRiver have started off the year with some strong numbers. Between 1.24.2015 and 2.24.2015, SunRiver has witnessed 11 single-family residential listings successfully closing escrow. With a median list price of $239,900 and a Cumulative Days on Market (CDOM) hitting 139 days, the median sales price for a home in SunRiver is holding steady at a respectable $232,000.
