St. George, Utah –  With an Average List Price of $489,464 – or $151 per square foot – today’s 11 open houses have a collective value of $5,384,100.

Of today’s 11 available properties, there are two new listings and four price reductions. Also a potential point of future negotiations for buyers to consider, the “Cumulative DOM”  (Days on Market) is a direct reflection of how potential buyers view the listing’s per square foot price point, location, and amenities.

As most home buyers already know, in a active real estate market where the average listing is sold in less than 60 days, those homes on the Multiple Listing Service (MLS) for more than 90 days are viewed as having “issues.” Considered a soft target in the world of real estate negotiations, the home listed for $464,000, at 2658 E. 1400 S., in the River Hollow subdivision has been on the market for 303 days – which is a lifetime in this market.

Open in the southern Utah subdivisions of Stone Cliff, Stone Mountain, Rimstone Village, Rusted Hills, Villa Bonita, Meadow Lane East, River Hollow, Green Valley, Bloomington Hills, Black Hawk Townhomes, and Sunrise Estates, the Median List Price of a home on today’s Open House list today is $464,000, or $141 per Square Foot. Note: included via email on today’s list, the property listed  at 1690 W. Green Valley lane for $359,900 will be open Saturday between 3 – 6 p.m.

45 Southern Utah Real Estate Listings Closed Escrow Last Week

Southern Utah’s Realtors sold more than $13M in real estate for the week of September 25, 2017

St. George, Utah – it’s Monday, October 2, 2017, and over the past seven days, members of the Washington County Board of Realtors have successfully closed 45 real estate transactions in Washington County.

Southern Utah’s diligent Realtors apparently didn’t get the message that Americans are buying fewer homes based on four debatable rationales: fear of the process, down payments, millennial contempt, and job instability. Bucking the trend, Washington County Realtors ended September on a strong note.

Dubious rationale and fears aside, of last week’s 45 closed escrow’s – 32 real estate listings closed in less than 30 days. An incredible task given today’s lending requirements, one can only assume a majority of those escrows closing less than 30 days were all cash transactions.

Selling faster than their more expensive cohorts, southern Utah real estate listings falling between the Median” and “Low “price per square foot” received 98% of their Original List Price during the last week of September.

For the week of September 25, 2017, the Average Sold Price for a real estate listing in southern Utah was $306,351. With a list price of $198 per square foot (PSF), those homes falling within the Average PSF price range sold in another 43 days for approximately $194 per square foot. Medium priced real estate listings in Washington County for the last week of September had an average sales price of approximately $276,000 and an average list price of $275,500.

St. George Utah Real Estate Listings: New, Pending, Sold

St. George, Utah – it’s early Wednesday morning February 18, 2015, and there have been 20 ‘Active New’ St. George Utah real estate listings assigned to the Southern Utah MLS hot sheet over the last 24 hours.

While a total of 32 Saint George Utah listings appear on the ‘Active New’ side of today’s WCBR (Washington County Board of Realtors) MLS hot sheet, only 20 of the 32 listings are actually new to the MLS. The other 12 real estate listings were in some way modified (read: updated pictures, modified documentation, or updated sellers disclosures), then migrated back on to the Active New side of the WCBR MLS hot sheet, thereby notifying the other Realtors on the board of there updated status.

In addition to the new real estate listings mentioned on today’s MLS hot sheet for southern Utah, today’s list indicates that 25 St. George Utah listings now have accepted contracts and have been placed in escrow over the last 24 hours, and another 14 Saint George Utah listings have successfully closed escrow.
