45 Southern Utah Real Estate Listings Closed Escrow Last Week

Southern Utah’s Realtors sold more than $13M in real estate for the week of September 25, 2017

St. George, Utah – it’s Monday, October 2, 2017, and over the past seven days, members of the Washington County Board of Realtors have successfully closed 45 real estate transactions in Washington County.

Southern Utah’s diligent Realtors apparently didn’t get the message that Americans are buying fewer homes based on four debatable rationales: fear of the process, down payments, millennial contempt, and job instability. Bucking the trend, Washington County Realtors ended September on a strong note.

Dubious rationale and fears aside, of last week’s 45 closed escrow’s – 32 real estate listings closed in less than 30 days. An incredible task given today’s lending requirements, one can only assume a majority of those escrows closing less than 30 days were all cash transactions.

Selling faster than their more expensive cohorts, southern Utah real estate listings falling between the Median” and “Low “price per square foot” received 98% of their Original List Price during the last week of September.

For the week of September 25, 2017, the Average Sold Price for a real estate listing in southern Utah was $306,351. With a list price of $198 per square foot (PSF), those homes falling within the Average PSF price range sold in another 43 days for approximately $194 per square foot. Medium priced real estate listings in Washington County for the last week of September had an average sales price of approximately $276,000 and an average list price of $275,500.

Cobblestone, Cheyenne, and Castle Rock: 37 Listings Closed Last Week

Sold over the past seven days in Southern Utah, 37 single-family residential listings or condominiums/townhomes have successfully closed escrow in Washington County.

As is usual for this time of year in Southern Utah, the heat is up and our sales are down. Sold in less than 30 days by some of St. George’s knowledgeable Realtors, 22 of last week’s 37 closed escrow’s successfully completed their transaction within a month of listing the property.

Listed for $145 per sq ft and selling for $143 per sq ft, those homes falling within the Median price range spent an average Collective Days on Market (CDOM) of approximately 23 days. Meanwhile, those homes languishing at the High end of the price per square foot spectrum spent anywhere from 194 to 349 CDOM.

Cognizant that perceived value matters, the remaining 15 Southern Utah real estate listings took significantly longer to find their respective buyer and close escrow: 9 sold b/t 31-60 days; 3 closed in under 90 days; 1 took up to 120 days, and 2 were on the WCBR (Washington County Board of Realtors) MLS (Multiple Listing System) for more than 6 months.

Selling $10,439,676 worth of prime Southern Utah real estate for $10,616,421 – 59.46% of last week’s closed escrows completed their transaction in less than 30 days.

Sold in southern Utah over the past seven days, 56 single-family residential listings totaling just over $19 million.

Selling Homes in Meadow Valley, Stone Cliff, The Palisades, Cobblestone Fields, Castle Rock, the French Quarter and more … those listings with a ‘Median’ list price spent an average of only 17 Days On Market (DOM).

It’s Monday, May 29, 2017 – Memorial Day – and it’s time to gain a little insight on those real estate listings recently sold in southern Utah. Still well above our seasonal average and selling for close to their original List Price per Sq. Ft., sold listings spent a varied amount of time (obviously) on the MLS last week.

Homes sold in southern Utah in the ‘Median’ price range since May 22 had an average list price per square foot of $151 – spending approximately 17 Collective Days on Market (CDOM). Selling for approximately $152 per square foot, last week’s median priced housing listed and sold in the mid $300,000 range. Broken down by their respective CDOM we see 36 of last week’s closed occurring in less than 30 days; 8 taking less than 60, and 3 closed escrow in under 90 days. Taking the most time, 6 real estate listings sold in southern Utah since last Monday were on the market for more than 121 days.

Sold in southern Utah for $19,269,384, Washington County Realtors were nearly successful – off by only $288,004 – in achieving last week’s MLS asking price of $19,557,388 for the 56 closed escrows.

From Riverside Cliffs to Entrada, 59 Homes Just Closed Escrow In the Southwest Corner of the Beehive State

It was another busy week for Washington County realtors as they successfully closed 59 escrows over the past seven days. Scattered throughout the greater St. George area Southern Utah real estate agents sold just over $17 million worth of real estate as of last Monday.

It’s Monday, May 15, 2017, and on a week-over-week basis, the number of closed escrows nearly doubled. Southern Utah’s real estate market Absorption Rate, measured in months, declined to just under 3.5 months worth of inventory. The Absorption Rate number represents how many months worth of inventory exists in Washington County at any given moment.

Of last week’s the 59 sold real estate listings, 30 sold in less than 30 days, eight took less than 60 days, nine sold in 90 days, and 12 took more than 121 days to close escrow. The below graph indicates the ‘Average List Price’ of a home in greater St. George over the last seven days was $305,768. Meanwhile, the average ‘Sold Price’ during the same time period was $303,014. Also worth noting, the Median List Price of a home on the Washington County Board of realtors last week was $$275,000 – or $153 per square foot.

Originally listed for $18,040,304, southern Utah’s Realtors collectively closed 59 escrows for $17,877,845 over the past seven days.

Horizons West, Sun River, Entrada and B.C.C. – Southern Utah Realtors Closed 60 Escrows in 7 Days

Two in Entrada, two in Kayenta, three in Bloomington Hills, four in Sun River St. George, and four in Horizons West – it was another hectic week for southern Utah Realtors in Washington County.

It’s Monday, May 1, 2017, and over the past seven days Realtors in the greater St. George area successfully closed 60 escrows. Comprised of either single-family freestanding residential homes or condominium/townhomes, the following data points are statistical averages of last week’s successful transactions.

From Bloomington Country Club to Horizons West, several subdivisions within Washington County witnessed their inventory getting thinner and their real estate comps getting higher. Of last week’s 60 closed escrow’s, 34 found their buyers, removed their contingency, and closed within 30 days. Last week, the ‘Average’ Sold Price of a home in southern Utah was $347,273. Based an average ‘List Price’ of $354,940, those homes within Average List Price spent 109 Collective Days on Market.

Selling considerably faster, those homes falling within the Median price range closed escrow in approximately 20 days. Listed for approximately $147 per square foot, median priced homes over the past seven days typically sold for $144 per square foot, or 98.22% of their original list price.

Selling $21,296,390 worth of St. George Utah real estate for $20,836,427 over the past seven days, one home in Kayenta closed escrow for $1.12 million in less than 30 days.
