Anasazi, Kachina & The Ledges: 57 Sold In St. George Subdivisions

Southern Utah Realtors sold 57 real estate listings in St. George subdivisions over the past seven days.

Eagle’s Landing, Northbridge Estates, Castle Rock, and Anasazi Ridge at Entrada – in each St. George subdivision an MLS listing closed escrow for more than $500,000.

It’s Monday, May 22, 2017, and the surge in southern Utah real estate sales continues. Down from last week’s 59 sales but up on a seasonal average, the majority of this past week’s closed escrows occurred in less than 60 days. Receiving 97.89% of their Original List Price, those homes falling within the ‘Median’ price range spent an average of 31 ‘Collective Days on Market.’

Some listings sell for more, some for less. Some receive full price offers, while others – not so much. Of last week’s 57 closed escrow’s, 28 completed the sales process within 28 days; 12 in less than 60 days; 7 under 90 days, and 9 homes closed escrow within 120 days of their original list date. Worthy of note, in looking at the Washington County Board of Realtors sales information for last week, those homes with an ‘Average’ list price had an average ‘Sold Price per Sq Ft’ price of $145. The interesting thing about that is, the average ‘List Price per Square Foot’ was $143. No doubt, a sign of reduced inventory and increased demand.

Southern Utah’s Realtors have closed escrow on $19,375,751 worth of real estate for $19,379,367 as of Monday, May 15, 2017.

Southern Utah Weekly Sales Report: St. George’s affordable and moderately priced home sales kick-start 2016

St. George, Utah – it’s a new week, month and year; it’s Monday, January 4, 2016. With the 2015 holiday season firmly behind us, it’s time to drill down on the first week of real estate activity for the New Year. According to our Southern Utah Weekly Sales Report, since last Monday, December 28, 2015, 25 single-family residential listings and/or condominiums have successfully closed escrow in Washington County.

As existing home sales continued to plunge during November – to their most anemic pace in nearly 19 months – the national number for existing home sales dove 10.5%. Ending the year on a seasonally adjusted annual rate of 4.67 million homes sold in November. Which, according to the National Association of Realtors (NAR), represents the largest decline in sales since April 2014.

While the national median average for a single-family home was estimated to be $221,600 by NAR, the median sales price of a home in Washington County came in at $216,000 for December 2015.

St. George’s affordable and moderately priced home sales kick-start 2016

Upon closer examination of the first residential real estate sales in 2016 for Washington County, we see five homes closing escrow between $325,000 and $410,000. For those homes listed between $200,000 and $300,000, there were an additional 14 sales, as well as eight completed transactions between $84,000 and $199,000 in the greater St. George area.

As we begin 2016, the Southern Utah Weekly Sales Report helps potential buyers by providing critical data on the Washington County housing market. Included in the below list are the most recent sales for single-family residential listings and/or condominiums, as reported by the Washington County Board of Realtors.

The past weeks real estate sales occurred in the following subdivisions: Knolls at Little Valley, Riverstone, Artesia Terrace, Riverside Cliffs, Bloomington Hills, Riverstone, Copper Canyon, Siena Canyon Webb Hill, Tupelo, Spring Hill Estates, South Pointe, Village the Heights, Anthem Estates, Red Rock Estates, Black Rock Condominiums, Ironwood, Highland Park – Coral Canyon, Paradise Cove Townhomes, Emerald Springs Townhomes, Vista View Estates, Sun River, Sunrise Estates, and Mill Creek Spring townhomes.
